efter due consideretion oE ell evidencc end reports oEtered at said hearing, does find end determine the following fec;s:
1. That the petitioner proposes a reclassificetion of the above describ..d property £ro~n the R-Ay Agricultural y
Zone to the C-3, Heavy Commercial, Zone to es±ablish additio~.=.i parking facilities fox an
existing automobilP agency and used car sales lot~
2. That the proposed use, ii approvedv constitutes such ,~ minor c~ev:at~ony that no
immediate amendment to the Genera: Plan is necessary; howeverY its relationship to the
existing G~ne:al P]an symbol will ~. considered in the next annual review.~
3. That the proposed reclessificatlon of subject property is necessary and/or desirable ;or the orderly and pro-
pe* developnsent of the commnnity.
4. Thet the ptoposed recleasificetion of subJect property does properly relate to the zones and theic permitted
uses locally esteblished in close proximity to subject property and to the znnes and their permitted uses generelly estab-
lished throu hout the communit;; .
5. Tfi~t the proposed recla~sific:ation of ~~ui,~ject property does not require ded~cation for,
but does r~quire standard improvement of abuti.ing s~:eets4 because said property does relate to
