June 20, 1.966, at 2:00 o'clock P,M., notice of seld public hearing heving been duly given es requlrod by
lew and in accordence with the provisiona of the Maheim Municlpal Code, Cheptee 18.64, to hear and conaldar evidence
for and ageinat anid proposod condittonel uae arid to lnveetigate and make findings and recommendations in connection
therewith; end
WHER~AS, said Commisalon, after due inapection~ inveatigatlon, end atudy mede by itself ond in it~ behelf,
und after due consideretion of all evidence and reporte offered at said hesring, doea find end detormine the following fects;
1. That the proposed use ls ptopeely one for which e Condiklonal Use Permit is authorized by this Code, to wit:

2. That under th~ authority of Code Section 1~.64.U70, waiver of Section 1R.~,2.09U(B-~)
to perr,~it a 300 square foot free-standing sign 31 feet in height within 300 feet of a
single Family rPsidential zone is hereby granted.
3. That the requested waivers of Sectiens 1~.62.09u(B-1), 1A.62,090(B-5),and '~.62.090(D)
are hereby denied based on the Fact that the Sign Ordinance together wit}~ the variance herein
granted provides fa: adequate signing of subject property.
4. That the proposed use, as approved, will not adversely affect the adjoining land
uses and the growth and development of the area in whicl-~ it is proposed to be located.
5. That the granting.of the Conditional Use Permit ;~nde.r the conditions imp osed, if
any, will not be detrimental to the peace, health, safety, and general w°lfare of the
Citizens of i:he City of Anaheim.
6. That no one appeared in opposition to subject petition.

to the pcopasod uee of the subject property in order to preeerve tl~e safaty and genecel welfere o[ the Cltlzene of the
Clty o( Anahrlm:
1. That tha owners of ~ub,ject property shall deed to the City of Anaheim a strip of l~nd
nc~ feet in wicJth, from the center line of the street, alonq Anaheim Boulevard, including a
15-foot radius cornsr return, for street widening purposea.
2. That the owners of subiecl property shal] pay to the City of Anaheim the surn of 15Q
per. front foot al~ng Anaheim 8uulevard and Water Stxeet, for tree planting puxposes.
3. That tr.ash storage shall be provided ir~ accordance wlth aprroved plans on file with
the offlce of the Director of Public Works.
~1. That any ~ir-canditioning facilities proposed sf~all be properly shielded from view
froin abutting street.
5~ That sub3ect property shall be developed substantially in accordance with ad~pted
Se~~vice Statior, Minimum Site flevelopment Standards, prior to fin~l building tnspection.
6. That !.'ondition Nos. 3, 4, and 5, above mentioned, shall. Ue c,~rnplied v~ith prior to
tin~~] buildinq inspection.
7. That subject property shall be developed substantially in accordance with plans and
specificati.ons on file marked Exhib~t No. 1, 2, and 3, provided, however, that the petitioner
shall corr~ply with all provisions of the Sign Ordinance not speci.fically w•aived by this action.
