June 20, 1~)669 ~t 2:U0 o'clock P,M, notice of seid public hearing having been duly giver. ~s required by
lew and in accordance wi;h the provisiona of the f~naheim Municipal Code, Chapter 18.72, to hear end consider evidence
for and against sdid proposed reclassification end to investigate and meke findings and recommendetion~ in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigetion, end study mede by itself ond in i~~ behalf, snd
after due consideration of all evidence and reports offered at seid hearing, does find and determine the following facts:
1. That the petitioner proposes a recla~~ification of the above desr.ribed property from the R-A, Agricultural,
Zone to tiie R-•1, One Family Residenti.al, Zone to subdivide subject property inte 4 R-1 lots.
~o 'Phat the proposed reclassification ~s in conFormance with the General Plan.
3. That the proposed reclessificntion of subject property is necessery and/or desirable for the orderly and pro-
per developncent of the community.
4. That the proposed reclassificetion of subject property cloes properly relate !o the t mes and their permitted
uses locally established in close proximity to subject property and to the zones and their permitted uses generelly esteb-
lished throughout the community.

irnprovement ef abutting streets in accordance with the G,rcu'~t:on Element of the General
Plan, duc to the anticipat~d increas~ in traffic which wili be genarated by the intensification
