~ WHEREAS, the City Plenning Commisaion dld hold a public heering et the City Hell in the City of Anaheim on
~ Octob er 10~ 1966, at 2:00 o'clock P.M. notice oE seid pcblic hearing having been duly given es required by
lew end in accordance with the provisions of the Meheim Municipel Code, Chepter 18.72, to hear end consider evidence
_ for end ageinst seid proposed reclessificetion and to investigete and meke findings end recommendetions in connection
therewith; end
WHEREAS, seid Commission, etter due inspection, investigetion, end study mede by itself end in its behelf, end
after due consideration of all evidence and reports offered et said hearing, does find end determine the following fects:
1. Thet the petitioner proposes a reclassificetion of the above described property Erom the R-A, AcJricultural~
Zone to the R-3, Multiple Family Residential, Zone to construct a duplex on the rear portion
of subject property.
2. That the scope of the proposed reclassification, if approved, does not warrant an
amendmant to ttie General Plan at the present time, however, its rela±ionship to the ueneral
!~ Plan symbol will be considered at the next annual review.

~ 3. Thet the ptoposed reclessification oE subject property is necessery and/or desireble for the orderly and pro-
~. per developrrent of the communiry.
' 4. Thet the proposed reclesslficetion of subject property does properly r~lete to the zones end their permitted
• { uses locelly esteblished in close proximity to subject property and to the zones end their permitted uses generally esteb-
I: lished throughout the communiry.
' 5. That the proposed reclassification or" subject property does not require dedication
or improvement of abutting streeLS in accordance with the Circulation Element of the General
1'lan, due to the fact that dedication and improvements have already been accomplished.
6. That no one appeared in opposition to subject petition.

NOW, THEREFORE, HE IT RESOLVED that the Anehetm City Plenning~Commission does hereby recommend
, to the City Council of the City of Aneheim that subject Petition for Reclass'sficetion be approved and, by so doing,
4het Title 1&Zoning of the Aneheim Municipal Code be amended to exclude the above described prop erty froe~ the
R-A, Agrici~ltural, Zone, and to incorporate said described proparty into ~he l~-3, Multiple
Family, Residential, Zone upon the following conditions which are hereby found to be a necess~~
: prerequisite to the proposed use of subject property in order to preserve the safety and
general welfare of the citizens of the City of Anaheim.
le That the owners of subject property shall pay to the City of Anaheim the sum of $25000
per dwelling unit to be used for park and recreation purposes, said amount tc be paid at the
time the Building Permit is issued.
2o That the City of Anaheim shall be provided recorded evidence of a perpetual easement
for vehicular ingress and egress for the parcel to the w2st, prior to the issuance of a
Building Permit.
