A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PE;ITION FOR CCIJDITIONAL USE PERMIT HR9 BE GRANTID IN PART
WHEREAS, the Gity Planning Commission of the City oi Anaheim did receive a verified
petition for Conditional Use Permit fromMAGNOLIA BAPTIST CHURCH, 720 South Magnolia, Anaheim,
California, Owners; JOSEPH COLOMBO, 17061 East 17th Steeet, Santa Ana, Californi~, Agent of
certain real property situated in tha City of Anaheim, County oi Orange, State of Califarnia,
describecJ in Exhibit "A" attached hereto and referred to f~ereir: as though set forth in f'uil

WHEREAS, the City Planning Commission did hold a public hearing at: the ~~ity lia~l :;~
the City of Anaheim on October 10, 1966, at 2:00 0'clock P.M., notice of saic:~,ut]`.c hnaring

WHERf~AS, said Commission, after -!ue inspec~ion, investination, an~' s'c~d•y made by itself
and in its behalf, and after due consideration of all evidence and rep~rts oftered at said
hearing, does find ard determine the following factss
lo That the proposed use is proper]y ona for which a Conditional Use Permit is authnrized
by Code: Section 1~.64.020(1-c) to permit the expansion of an existing church facility
utilizing existing residential structures for classrooms and storage areas, and for ex.pansion
of parking facilities, with v,~aiver of:
S~CT'ION lA.0a.090(1-c-a) - General Provisions - to permit pai•king in the front
yard area.
2o That the Commission deeTS it esser.tial that the residential integrity of the area be
maintained, therefore a 1~-foot landscaped setback and a masonry wall should be provided wiiere
parl:ing is proposed along Vel~.:e Street, and with this requiiement ti~a request r"or parking
in the remainder of ti~e front yard is hereby approved.
3. That the proposed use will not adversely affect the adjoining land uses and the
growth and developinent of the area in which it is proposed to be located.
4~ That the size and shape of the site p:oposed for ilie use is adequate to allow the
full development of the proposed use in a manner not detriniental to the particular area noi
to the peace, health, safe±y, and general welfare of the Citizens of the City of Anaheim.
5. That the granting of the Conditional Use Permit under the conditions imposed, if any,
will not be detrimer.tal to the peace, health, safety, and genera] welfai•e of the Citizens of
the City of Ana}~eim.
6. That two persons appeared representing ten persons present in the Council Chamber,
and a petition was presented signed by forty-sir propert.y owners of homes on Velare Stree;.
and Lorena Drive, in opposition to subject petition.

NOW, THFR£FOR~, BE IT RESOLV~ that the 4naheim City Plannir,g Commission does hereby
grant in part subject Petition for Conditional ilse Permit, upon the following conditions which
are hereby found to be a necessary prerequisite to the proposzd use of the subject property in
order to preserve the safety and general welfare of the Citizens of the City of Anaheims
1. That street improvement plans shall be prepared and all en9ineering requirements of
the City of Anaheim along Velare Street, such as curbs and gutte.rs, sidewalks, street orading
and paving, drainage facilities, or other appurtenart :vork shall be completed as required by
the City Fngineer and in accordance with standard plans and specifications on file in the office
of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim
shall be posted with the City to quarantee the installatiun of said enqineering requirementso
2a That the owners of subject property shall pay to the City of Anaheim the sum of $2,00
