A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 6~~7-29 BE APPROVED
WHEREAS, the City Planning Commission of the City of Aneheim did receive a verificd Petition for Reclassifice-
tion from J. TUREK, 3159 West Lanerose Drive, P~ PL~1'Z, 3302 West Ball Road, E. SONES, 123R South
Western Avenue, J. FUQUAY, 323£3 West Ball Road, Anaheim, California, H. LIEB~RMp,N, 12621 Ohmer
Way, Garden Grove, California, Owners; H. J. LIFBERMAN, 12621 Ohmer Wayy Garden Grove, Califomig
Agent of certain real property situated in the City of Anaheimy County of Orange, State of
California, described in Exhibit "A" attached hereto and referred to herein as though set forth

WHEREAS, the City Plenning Comn~ission did hold a public hearing et the City Hell in the City of Aneheim on
October 10, 1966~ at 2:00 o'clock P.M. notice of seid public hearing heving F,een duly given es required by
lew end in eccordence with the provisions of the Meheim Municipel Code, Chepter 18,72, to hear end consider evidence
for end against said proposed reclessificetion er:d to investigete and make findings and recommendetions in connection
therewith; and
WHEREAS, sald Commission, after due inspection, investigation, end study mede by itself and in its behalf, and
efter due consideration of ell evidence and reports ofEered et seid hearing, does find end determine the following facts:
1. That the petitioner proposes e reclassiEicetion of the above described property from the R-A~ Agricultural~
Zone to the R-3, Multiple Family Residential, Zone.
2a That General Plan Amendment No, 76 was previously considered and approved on subject
property, projer,tino low-medium density for the majority of the property under consideration
and commercial professional for the Ball Road frontage of Portion No. 3.
3. That the Commission deems it necessary to maintcin the established residential
integrity by requiring low-medium density for those properties near or abutting low density
development and,there:ore, recommends disapqroval of R-3, Multiple Famil Residential Zoninq
for Portion Noso 1 and 2; however, approvai is recommended for R-2, Multiple Family Residential,
Zone for Fortion Nos. 1 and 2, and R-3, Multiple Family Residential, Zone for Port.ion No. 3.

4. Thet the proposed reclassificetion of subject property is necessary end/or desirecle for the orderly and pra
, per developm~ent of the community.
5. Thet the proposed reclassificetion of subject property does properly relete to the zones and their permitted
usea locelly established in close proximity to subject property and to the zones and their permitted uses generelly esteb-
lished throughout the community.
6o That the proposed reclassification of subject property requires the dEdication and
improvement of abutting streets in accordance with the Circulation Element of the General Plan,
d~e to the anticipated increase in traffic which will be generated by the intensification of
land use.
7. That three persons appeared in opposition to subject petition.

NOW, THFREFORE, BE T'r R~SOLV~D that the Anaheim City Planning Commission does hereby
recommend to the City Council of the City of Anaheim that subject Petition for Reclassification
be approved by so doinr, that Title 1R-Zoning of the Anaheim Municipal Code be amended to exclude •
to the above described property from the R-A, Aqricultural, Zone and to incorporate said describ~ ,
property intu the R-2, Multiple Family Residential, Zone on Portion Nos. 1 and 2 and R-3, Multipl~ '
Family Residential, Zone on Portion No. 3, upon the following conditions which are hereby ;ound
to be a necessary prerequisite to the proposed use of tlie subject property in order to preserve
the safety and general we'fare of the citizens of the City of Anaheim.
Portion 1:
1, That the owners of subject property shall deed to the Cit~~ of Anaheim a strip of land
45 feet in width, from the centerline of the street along Western Avenue, for stree± widenin9
purposes.
2. That street improvement plans shall be prepared and all engineering requirements of the
City of Anaheim alongWestern Avenue, such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be completed as required by the
City Fngin eer and in accordance with standard plans and specifications on .`ile in the office of
thP City Engineer; and that a bond in ar, amount and form satisfectory to the City of Anaheim shal
be oosted with the City to guarantee the installation of said enqineering requirements.
3. That the owners of subject property shall pay to the City of Anaheirn the sum of $2.00
per front foot along Western Avenue and Lanerose Drive, for street lighting purposes.
4. That tl~e owners of subject property shall pay to the Cit}~ of Anaheim the sum of 15Q per
front foot along the northerly RR feet, mere or less, along Western Avenue and Lanerose IJrive,
for tree planting purposes. ~
5. That any air-conditioning facilities proposed shall be oroperly shielded from vievr, and
the sound bu;fered from adjacent residential homes, prior to iinal building and zoning inspectim~ j
6. That the owners of subject property shall pay to the City of Anaheim the sum of $2~~00
oer dweiiing unit, to be used for park and recreation purposes, s~id amount to be paid at the
time the building permit is issued.
7. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with wittiin a I
period of 1r~~0 da~-s from the date hereof or such further time as the Cit~ Counci] ma~

1, That the owners of subject property shall pay to the City of Anaheim the sum of $2.G0
per front foot along Lanerose Drive, for street lighting ourposes.
