lem end in eccordence wlth the provisions of the pnaheim Municipel Code, Chepter 18.72, to hear end coneiaer evidence
for end egelnst seid ptoposed reclessiflcetion end to investIgete end meke Eindings and recommendetions in connectlon
therewith; and
WHEREAS, aeid Commieslon, ~Eter due inapection, inveatigetion, end atudy mede by itself and in ita behalf, end
efter due consIderetion of ell evidence and reporte offered et aeid hearing, does find end determine the following fecta:
1. Thet the petltioner propoae~ n recleeaificetian of the ebove described propeKy from the R-A, Agricultural,
Zone to the C-1, General Commercial, Zone to permit the development of a motel and coffee shop
on subject property.
2. That the scope of the proposed reclassification, if approved, does not warrant ar,
amendment to the General Plan at the present time, however, its relationship to the General
Plan symbol will be considered at the next annual review.
3. That the proposed recleanification of subject property is neceaeary end/or desirable for the orderly end pro-
per developnrent of the community.
4. That the proposed reclesslflcadon of eubject property doea properly relate to the zones end thelr permitted
usee locally establlehed in close proximIty to eubject property end to the sonea end their permitted uses generally esteb-
llshed throughout the community.
5. That the proposed reclassification of subject property does not require dedication
but does require imprevement of abutting streets in accordance with the circulation element of
the General Plan, due to the anticipated increase in traffic which will be generated by the
intensification of land use.
6. That no one appeared in opposition to subject petition.

' NOW, THEREFORE, BE IT RESOLVED that the Mahelm City Pla-ning Commiasion does hereby rernmmmd
to the City Council of the City of Aneheim 4hat subject Petltion for RecleaaiHcetion be epproved and, by so doIng,
thet Title 1&Zoning of the Aneheim Municipal Code be emended to exclude the above deacdbed property from the
R-A9 Agricultural, Zone and to incorporate said described property into the C-1, General Commercia]
Zone upon the foilowing conditions which are hereby fnund to be a necessary prerequisite to the
proposed use of subject property in orde;• to preserve the safety and general welfare of the
ci`.izens of the City of Anaheim~
lo That street improvement plans shall be prepared and all 2ngin~ering requirements of the
City of Maheim along Lincoln Avenue, such as curbs and gutters, sid exalks, street grading arid
paving, drainage facilities, or other appurtenant work shall be completed as :equired by the City
Engineer and in accordance with standard plans and specifications on file in the office of the
City ~ngineer; and that a bond in an amount and form satisfactory to the City of Anaheiin shall
be posted with' the City to guarantee the installation of said engineering requirements.
2o That the owner of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Lincoln Avenue, for street lighting purposes.
3o That the owner of subject prcperty shall pay to the City of Anaheim the sum of 15Q per
front foot alon9 Lincoln Avenue, for tree planting pruposes.
4. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a
period of 1~+0 days f:om the date hereof, or such further time as the City Council may granto
5~ That any air-conditioning facilities proposed shall be properly shielded from view
and all sound shall be buffered from adjacent residential homes, pricr to final building and
