A RESOLUTION OF THE CITY PLANNING ^OMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT N0. R92SE GRANT~

WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditionel
Use Pennitfrom MASONIC BUILDING ASSOCIATION UF ANAHEIM, 104 North F~mily Street, Anaheim.
California, Owners of certain real property situated in the City of Anaheim, County of Orange,
State of California, described as the north one-half of Lot 5 of the replat of Orchard Pa:k
Tract, as shown on a map thereof recorded in book 7, page 6, Miscellaneous Maps, records of
said Orange County; EXCEPI'ING THFREFROb1 the VJesterly 769.75 feet thereof, said distarces
being computed to the center line of Citron Street
; and
WHEF.EAS, the City Planning Commission did hold e public heering at the City Hell in the City of Aneheim on
October 24~ 1966~ at 2:00 o'clock P.M., notice of seid public hearing heving been duly given as tequired by
law and in accordance with the provisions of the Meheim Municlpel Code, Chapter 18.64, to hear and consider evidence
for end egainst seid proposed conditionel use and to investigete and meke findings and recommendetions in connectian
therewith; and
WHEREAS, said Commission, efter due inspection, investigation, end study mede by itself and in its behelf,
and efter due consideretion of all evidence end reports offeced at seid heering, does find and determine the following facts:
1. That the proposed use is properly one for which e Conditional Use Permit is authorized hy this Code, to wit:
Code Section 1~.64.020(1-g) to establish a Masonic Temple building in the C-1, Zone with
waivers ~f:
SECfION lA,q0.070(4-a-3-b) - Parking (12R spaces required; 100 spaces proposed)
_SECTION 1R.2R,050(3-a) - Minimu~~n floor area for careta};er dtivelling unit (700
square feet required; 540 square fer_t proposed)
2. That the proposed use w~ll not adversel.y affect the adjoining land uses and the
growth and development of the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allotia~ the
full development of the proposed us? in amanner not detrimental to the particular a:ea nor
to the peace, health, safety, and general welfare of the Citizens of the City of Ananai~.
; 4. That the granting of the Conditional Use Pormit under the conoitions imposed, if
; any, wi?1 not be detrimental to the peace, health, safety and yeneral welfare of the Citizen=_
of the City of Anaheim.
5. That under the authorit~ of Cude: Section 1k.64.070, waiver of the required 12F~
parking soaces to develop subject property with 1C0 parhing spaces is hereby granted.
E. That under the authority of Code: Section 1h.64.07C, waiver of tne minimum "00
square feet dwelling unit space to permit de~~elopment of a caretaker's unit with 540
square feet is hereby granted.
7. Tnat in order to discourane use of the Masonic Ternple parking lot as a short cut
for motorists going to and from the multiple family residential area to the west, a 6-foot
masonry wa1] shouid be constructed along the v;est property line with ir~gress and egress
openings protected with gates or an alternative device which may be controlled by the care-
taker when the facility is not in use.

NO'~, THEREFORE, BE IT RESOLVID that the Anaheim City Planning Commission does hereby
grant subjeci Petition for Conditional Use Permit, upon the following conditions which are
hereby found to be a necessary prerequisite to the proposed use of the subject property in
order to preserve the safety and general welfare of the Citizens of the City of Anaheim:
1. Ihat the owners of subject property shall deed to the City of Anaheim a strip of
land 45 feet in width, from the centerline of the street, along Harbor Boulevard, for street
widening purposes.
2. That the owners of subject property shall pay to the City of Anaheim the sum of 15~
per front foot along Harbor Boulevard, fo* tree planting purposes.
3. That a Parcel Map to record the approved division of subject property be submitted
to the City of Anaheim for approval and then be recorded in the office of the Oranye County
Recorder.
4. That the owners of subject property shall dedicate property along the west property
line to p.rovide for a minimum 20-foot wide alley.
5. That trash storage areas shall be provided in accordance with approved plans on file
with the ofFice of thz Director of Public Works.
6. That any air conditioning facilities proposed shall be properly shielded from view
and the sound buffered from adjacent residential homes.
7. That the sidev:alks ~hall be installed along flarbor Boulevard, as required by the
City Engir~eer and in accordance with standard plans and specifications on file in the office
of the City Fngineer.
R. That any lights proposed for the parking area shall be down-lighted and a m~r.imum
6 feet in height, in order to shield the residential homes to the west and south from said
lighting.
9. That a 6-foot masonry wall shall be constructed along the west property line, except
at ingrPSs and egress points to the alley, and that a chain link gate, or other satisfactory
alternative means of controlling the access when the facility is not in uee, shall be provided
at said ingress-egress points.
10. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied vait}i prior
' to the time that the building permit is issued or within a period ef ik0 days from date hereoi,
whichever occurs first, or such further time as the Commission or C:ty Council may grant.
11. That Condition Nos. 5, 6, 7, R, and 9, above mentioned, shall be complied with prior
~ to final building and zoning inspections.
12. That subjsct property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, 3, 4, and 5.
