A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT a93 gE GRANTED
WHEREAS, the Cfty Planning Commission oE the City of Maheim did receive e vertfied Petition for Conditionel

Agent of certain real property situated in the City of Anaheim, County of Orange, State of
California, described as beginning at a point in the center line of West Street, 66.00 feet
wide, distant thereon 201.R5 feet northerl.y from the intersection of said center line with the
center line of Ball Road, 60.00 feet wide, and running thence southerly, along said center line
of West Street, 201.h5 feet to said center line of Ball Road, thence westerly, along said
center line of Ball Road, 196.70 feet; thence northerly at right angles to said center line of
Ball Road, to an intersection with a line which is at right angles to said center line of

WHEREAS, the City Planning Commission did hold e public hearing at the City Hell in the City of Aneheim on
October 24, 1966, et 2:00 o'clock P.M., notice of seid public heering heving been duly given as required by
lew and in accrordence with the provisions of the Aneheim Municipel code, Chepter 18.64, to hear end consider evidence
for and egeinst seid proposed rnnditionel use and to investigete and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspectIon, investigation, end study mede by itself and in its behelE, and
after due consideration of all evidence and reporta oEtered et naid hearing, does Eind end determine the following fects:
1. Thet the proposed use is properly one for which a Conditional .Use Permit is authorized by this Code, to
wit:Section 1F~.64.020(3-e) to permit the establishment of an automobile service station in ?he
P-A, Agricultural, Zone (Commercial-Recreation area).
2. Thet the proposed use aill not adversely effect the edjoining land uses and the g~~ ~d developmmt of
the erea in which it is proposed to be located.
3. That the size and shepe ef the site proposed for the use is adequete to allow the [ull development of the
proposed use in e mannet not detrimentel to the petticuler erea nor to the peace, health, sefety, end general welffere
of the Citizens nf the City of Maheim.
4. Thet the granting oE the Condltionel Use Petmit under the conditions impoaed, if eny, will not be dettimentel
to the peace, health, sefety, and generel wclEare of the Citizens of the City of Anaheim.
5. That no ~one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLV~D that the Anaheim City Planning Commission does he:eby
grant subject Petition for Conditional Use Permit, upon the following conditions which are
hereby founa to be a necessary prerequisite to the proposed use of the subject prcpeity i~
order to preserve the safety and general welfare of the Citizens of the City of Anaheim :
1. That the owners of subject property shall deed to the City of Anat~eim a strip of land
53 feet in width, frorn the centerline of the street along Ball Road, including a 25-foot radius
cor.ner return, for street widening purposes.
2. That street improvement plans shall be prepared and all engineering requirements of
the City of Anaheim along Ball Road and West Street, such as curbs and qutters, sidewalks,
street grading and paving, drainage facilities, or other appurtenant work shall be completed as
required by the City Engineer and in accordance with standard plans and specifications on file
in the office of the City Engineer; and that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted with the City to guarantee the installation of said engineering
requirements.
3. That the ownersof subject property shall pay to the City of Anaheim the surr, of $2.00
per front foot along Ball Ruad and West Str?et, for street lighting purposes.
4. That the owne.rs of subject property shall pay to the City of Anaheim the sum of 15~
per front foot along Ball Road and West Street, for tree planting purposes.
5. That Condition lJos. 1, 2, 3, and 4, above mentioned, shall be complied witf~ orior to
the time that the building permit is issued or within a period of 1~0 days from date hereof,
whichever occurs first, or such furtner time as the Commission or City Council may grant.
6. That trash storage areas shall be provided in accordance with approved olans on fi?e
with the office of the Director of Public Works.
7. That fire hydrants shall be installed as required and determined to be necessar}- by
the Chief of the Fire Department.
~+e Tha~ subject property shall be developed substantially in accordance with adopted
Service Station Minimum Site Development Standards and the City Council's Aietal Building ?olicy.
9. That Condition Nos. 6, 7, and k, above mentioned, sh~ll be complied with prior to
final building and zoning inspections.
10. That subject property shall be ~ieveloped substar.tially in accordonce with olans and
specifications on file with the City of Anaheim, marked icxhibit Nos. 1, 2, and 3.
THE FOREGOING RESGLUTION is signed and approved by ~e this 3rd day of November, 1966.
