RECOMMENDING TO THE CITY COUNCIL OF~STH~ CITy OF ANAHEIM THAT

WHEREAS, the City Plenning ComR~ission did hold a public hearing at the City Hell in the City of Anaheim on
r! November 7,. 19titi, at 2:00 o'clock P.M. notice of seid public hearing heving been duly given as required by
_ law and in eccordence with the provisions of the Aneheim hlunicipal Code, Chepter 18.72, to hear enu consider evidence
for end ageinst said propased reclassification and to investigete end make findings end recommendetions in connection
therewith; and
WHEREAS, said Commission, after due Inspection, investigatian, and study made by itself and in its behelf, end
efter due consideration of all evidence and reports offered et said heering, does Eind end determine the (ollowing fects:
1. Thet the petitioner proposes a reclessificetion of the ebove described property from the R-1, Or.a Far.::! y
Residential, Zone to t.he G;, General Commercial, 7_one to establish additional parki^a :r,r ti~e
adjarent professional me~iii.al cant.er, on subject property.
2. That tl:e sccpe of the prcposed reclassification, if approved, does not ~,;.,.ran~ an
amenriment to the General Plan at che present time, however, its relationstup to the Gen•:r,~;
Plan symbo] wi71 be ronsidered at lhe r.ext annual review.
3. That the ptoposed reclessification of subject property is necessery end/or desirable (or the orderly end pro-
per developrRent oE the community.
4. That the proposed teclassification of subject property does properly relete to the zones end their pertnitted
uses locally esteblished in close proximity to subject property and to the zones end their permitted uses generel~y estab-
lished throughout the community.
5. That the p:oposed reclassification of subject property requires the dedic~tion and
improvement of abur.tinn, streecs in accordance ~,vith the C:T~~i~lation Element oi the Gene:al
Plan, due ie tt:r anticipated increase in trai'tic v,~hicn tivill be gene:ated by the intensifiraciun
of land use.

to the City Council of the City of Aneheim thet subject Petition fot Reclassificetion be eppcoved end, by so doing,
that TiUe 1&Zoning of the Aneheim MunicIpel Code be emended tu e:clude tha ebove described property from the
R-1, One Family Res?deniial, Zone, and to incorporate said described property int.o the G 1,
General Commercial, Zone upon t.he follo~,ving cond:tions which a:e hereby found to be a necessary
prereeuisite to the prcpcsed use oC subjeci property in o:der to presFrve ?he safety and general
welfare ef lhe citizer.s cf ±.he Cit.y cf Anaheim.
