1. Thet the peHtioner propones e reclaseIficetion of the above described propeRy from the R-A, Agricu ltural,

i office with incidental repair of heavy equipment.
2. That the scope of the proposed reclassification, if approved, does not warrant an
; amendment to the General Plan at the present time, however, its relationship to the General
, Plan symbol will be considered at th~ next annual review.

the intensification of land use.

of heavy equipment for rental.

that Tltle 18-Zoning of the An~h;.im Municlpal Cade be amended to exclude the ~bove desedbed property hom the
R-A, Agricultural, "~,~nE id co incorporate said d?scribed property into the C-2, Ge~eral
Commercial, Zone, upon the following conditions vrhich are hereby found to be a necessary
prerequisite to the proposed use of subjert property in order to preserve the safety and gen~:ral
welfare of th? citizens of the City of Anaheim.
1. That street improvement plans shall be prepared and all engineering requiremen'.> of
the City ef Anaheim along Lincoln Avenue, such as curbs and gutters, sidewalks, street qradiry
and paving, draina9e facilities, or other appurtenant work shall be completed as required by
the City Engir.eer and in accordance Nith standard Flans and spe~.ifications on file in the
office of the City Engineer; or that a bond in an amount and form satisfectory to the City of
Anaheim shall be posted with the City to guarantee the instalJ,~tion of said engineering
requirements.
2. That the owner of subject pruperty shall pay to th<• City of Hnaheim the sum of $2.00
per front foot along Lincoln Aver:ue, for street lighting pir~oses.
3. That the otim er of subject property shall pay to '.,~,2 City of Anaheim the sum of 15Q
per :ront foot along Lincoln Avenue, for tree ~lanting ~~rposes.
4. That trash storage areas shall be provided in -~ .:ordance with approved plans on file
with the oifice of the Director of Publir WorF:s.
5. That any air-conditionir.g facilit`_es propose~ ~~11 be properly shielded from v:ew.
6. That Condition Nos. 1, 2, and 3, above menti>r.ed, shall be complied witn ~.vithin a
period of 1~i0 days from date hereof, or such further time as the City Council may grant.
7. That Condition Nos. 4 and 5, above mentioned, shall be complied with prior to final
bi;ilding and zoning inspections.
R. That th? conip:etion o~ these recl3ssification proceedings is contingent upon the
~aranting c' Variance No. lAa5.
