NOW9 THEREFORE9 BE IT RESOLVED, that the Anaheim City Planning Commission does };ereby
grant subject Petition for Variance, upon the following conditions which are hereby found to be
a necessary prerequisite to the proposed use of the sub~ect property in order to preserve the
safety and general welfare of the Citizens of the City of Anaheim.
1~ Ihat tFie owner of subject prooerty shall deed to the City of Anaheim a strip of land 4~
feet in width, from the centerline of the street, along Harbor Boulevard, including a 15 foot radius
corner returny for street widening purposes.

3. That irash storage areas shall be provided in accordance with approved plans on file
with the office of he Directur of Public Works.

front ;'oot. along Harbor Boulevard and Santa Ana Street, for iree planting purposes~
I 5o That the proposed structure shall conform to the Uniform Building Code as adopted by
the Ciiy of Ananeim.
6. That aliey improvement plans shall be prepared and all engineering require;nents of the
City of Anaheim for the aiiey adjacent to Parcel 1, such as gradin
-appurtenant work shali be completed as required by the City En~ineer andlin~accordancerwithestandard
plans and specifications on file ir the office of the City Engineer; and that a bond in an amount and
form satisfactory tu the City of A~~aheim shall be posted with the City to guarantee the installation
of said engineering requirements.
7~ That the vehicular access rights to Harbor Boulevard shall be dedicated to the City
.of Anaheim.
Ro That the o~n~ner of subject property shall provide tha City o: Anahei.m with an irrevoc-
able offer of dedicationy for a strip of land 20 feet wide, for alley purposes, on an aligninent
satisfactory to the City Engineer; and that a bond in ar~ arr~ount and form satisfactory to the City o;
Anaheim shall be posted with the City to quarantee the installation of alley improvements in accord-
ance with standard plans and specifications on file in the office of the City EngineerY as stipulated
`to by the petitioner~
9< That ingress and egress to the proposed buildina shall be approved by the City Troffic
Engineer.
i0~ 'Chat a:ecorded document stipulating the reservation of this property (Portion 2) for
parking purposes shali be filed with the Development Services DPOart,nent.
11~ That Condition Nos. 19 4, 6a 7, R9 and 99 aUove mentioned, shall be complied witil prior
tc the time that the building permit is issued or within ~ period of 1R0 days from date hereof, which-
ever occurs first, or such further time as the Commission or City Council may grant.
12~ That Condition Nos~ 2, 3, and 10, above mentioned, shali be com,plied with prior to
Final building and zoning inspections.
13a That subject property shall be developed substantially in accordance with plans and
specifications on f~le with the City of Anahein, rnarked Exi;ibit Nos. 1, 2, 3, 4, 5, and 6~
14„ That any air conditioning proposed stlall be properly shielded from abuttin9 streetss
prior to final building and zoning inspections.
