WHEREAS, the City Plenning Commission did hold e public hearing et the City Hell in the City of Anaheim on
August 1~ 1966, at 2:00 o'clock P,M. notice of seid public hearing having been duly given es required by
lew and in eccordence with the provisions of the Maheim Municipal Code, Chepter 18.72, to hear and consider evidence
f~r and egeinst seid proposed reclassificotion and to investigete and make findings and recommendations in connection

WHEREAS, seid Commission, after due inspection, investigetion, and study made by itself and in its behelf, end
i aftet due consideration of all evidence end reports offered et seid hearing, does Eind and determine the following fects:
l 1. That the petitioner proposes e reclessificetion of the above described property (rom the R-1, ONE FAMILY
~ RESIDENTIAL, ZOATE to the C-1, GENERAL COGM~ RCIAL, ZONE to utilize an existing structure
~ for business offices or retail stores.
2. That the propo:ed use is in conformance with the General Plan.
~ 3. Thet the propoaed reclassification of aubject property is necesaery end,/or desireble for the orderly end pru-

4. That the proposed reclasslficetion of nubject property does properly rel~ate to the zones end their permitted

lished throughout the community.
. 5. That Area Development Plan No. 5o was considered in conjunction with subject
petition.
6. That the proposed :eulassification of subject property requires the dedicat'_on and
improvement of the abutting street and alley in accordance with the Circulation Element of
; the Genoral Plan, due to the anticipated increase in traffic which w;.ll be generated by the
intensification of land use.
7. That no one appeared in opposition.

NOW, 1'HEREFORE, BE IT RGSOLVED thot the Aneheim City Planning ~ommission does heteby recommend
to the City Council of the City of Aneheim tkat aubJect Petition for ReclessiHcetion be approved ond, by so doing,
that TiUe 1&Zoning oE the Aneheim MunIcipol Code be nmended to ex~lude the ~bove described property from the
R-1, One-Family Residential, Zone, and to in~orporate said described property into the
C-1, General Commercial, Zone, upun the following conditions which are hereby found to
be a necessary prerequisite to !he proposed use of subject property in order to preserve
the safety and general welfare of the citizens of the City of Anaheim:
.l. That the owner of subject property shall deed i;o the Cii;y of Analieim a strip of land
50 feet in width, from tYie center line of the stroet, alon~ Magno].ia Avenue, for street
r~~idening purposes.
2• 7hat the owner of subject property shall deed to the City of Anaheim a strip of land
20 feet in vridth along the westerly property line for alley purposes.
3. Thst plans shall be prepared and all engineering requirements of the City of Anaheim for
. the alley, such as grading, paving, gutter or other pertinent work shall be completed as
,_,~ required by the City Engineer, and in accordance vith standard plans and specifications
J cn file in the office of the City Engineer; and that a bond in an aciount and form satis-
~~ fa,tcry to the City of Anaheim sha11 be posted with the City to guarantee the installation

i 4. Ihat the vehicular access rights to Magnolia Avenue shall be dedicated to the City of
Anaheim.
; , 5. That the owner of subject property shall pay to the City of Anaheim the su~ of $2.00 por
