PC 66-31RESOLUTION N0. p~66-31 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM THAT PETITION FOR VARIANCE N0. i81~ BE GRANTED WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for ya~iance from HIGHLAi;D PROPERTIES, INCORPORA7ED, 4885 East 52nd Place, Los Angeles, California, Owner; EDWARD D. EDWARDS, 4885 East 52nd Place, Los Angeles, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, as described in Exhibit '~A" attach~d hereto and referred to herein as though set forth in full ,,.:i~~ F4 ~ ~~ j ,. That the petitioner requests a variance from the Anaheim Municipal Code to permit the construction of an industrial buildiny with variance from: ' SECTION_18.52.060(_2=a) - 50-foot building setback required on a secondary highway - 20-foot building setback proposec+ _ 2. Thet there ere exceptionel or extreordinery circumstances or conditions applicable to the property involved or to the intended use of the property that do not apply generally to the properly or class of use in the same vicinity end zone. : 3. That the requested variance is necessary for the preservetion end enjoyment of e substantiel property right poec ~sed by other property in the same vicinity and zone, end denied to the property in question. 4. That the requested variance will not be materially detrimentel to the public welEate or injurious to the pm~ erty or improvements in such vicinity and zone in which the property is loceted. ` 5. That property d~valop~d to the south and north were not required to have 50-foot ~ building set.back, -~nd to require the petitioner to set back 50 feet would be unreasonable. 6. I r ;s, ~ '~ . 2e That the owners of subject property shall pay to the City of Anaheim the sum of 15¢ per front foot along Manchest.er Avenue, for tree planting purposes< 3o That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Public Works. 4e That fire hydrants shall be installed as required and determined to be necessary by the ChiAf of the Fire Department~ 5. That Condition tJos. 1 and 2, above mentioned, shall be complied with prior to the time that ihe Building Permit is issuAd or within a period of 180 days frorti date hereof, whichever occurs first, or such further time as the Commission or City Council may grant. 6a That any air-conditioning facilities proposed shall be properly shielded from view from abutting streetso 7.
