A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF6TFIE C~TY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 6 b~ BE APPROVED
WHEREAS, the City Plenning Commission of the Cit~+ of Aneheim did recelve a verified Petition for Reclassifica-
tionfrom RINKER DEVELOPMENT ODRPORATION, 10600 Katella Avenue, Anahei,n, California, Owne:s of'
certain real property situated in the City of Anaheim, County of Orenge, State of Coiito:r.ia.;
as described in Exhibit "A" attached hereto and referred to herein as though set f'orth •r
ful~.

WHEREAS, the City Plenning Comrt~ission did hold a public hearing at the City Hall in the City ot Aneheim on
July 6~ 19ti69 at 2:00 o'clock P.M. notice oE said public hearing having been duly given es required by
lew and in accordance with the provisions of the Aneheim Mun:cipa! Code, Chapter 18.72, to hear and consider evidence

WHEREAS, said Commissian, after due inspection, investigation, and study mede by itself and in its behelf, end
efter due consideration oE ell evidence end reports ofEered et said hearing, does (i~sd and determine the following fects:
1. Thet the petitioner proposts a reclessificotion ot the above described property from the R-~+~ Agr i cu 1 tura 1,
Zo~e to the R-2, h1ultiple Family Residential, Zone to subdivide sub;ect property into 46 R-;_,
Zoned iots for development with single ;'amily horres.
2. That the proposed reclassification is in conformance •xith tne land use as establisned
on the Yorba Linda Gener~i Plan.
3. That the proposed reclassification of subject property is necessery and/or desirable (or the orderly end pro-
per developnrent of the community.
4. Thet the proposed reclassif:cation of subject property does properly relate to the zones and their pen,~itted
uses locally established in close proximity to subject property and to the zones and their permitted uses generally e~stab-
lished throughout the community.
5~ That the proposed reclassification of subject property requires the dedication and
irr,provement of abutting streets in accordance with the Circulation Element. of the General Pi:~n,
due to the anticipated in::rease in traffic which will be generated by the intensificztion of

6e That no one appeared in opposition to subj~ct petitiun.

_ NOW, THE~CEFORE, BE Ii -.;ESOLVED thet the Anaheim City Plenm:.e'Commission does hereby recommend
,~ to the City Council of the City of Anaheim thet subject Petition for Reclessificetion be epproved end, by so doing,
thut Title 18-Zoning of the Aneheim Municipal Code be amended to exclude the above described property from the
R-A, Agricuitural Zone and to incorporate said described property into the R-2, Multiple
Family Residential, Zone upon the following conditions which are hereby found to be a
necessary prerequisite to the proposed use of subject property in order to preserve the safety
and general welfare of the citizens of the City of Anaheim.
le That a Final Tract Map of subject property be approved by the City Council and recorded
in the office of the Orange County Recorder.
2o That the owners of subject property shall pay to the City of Anaheim the sum of $25~00
per dwelling unit to be used for park and recreation purposes, said a~nount to be paid at the
time the building permit is issuede
3~ That on each lot in the proposed subdivision(s) shali be constructed only one detached
sinyle Family dwelling unit with accessory buildings in accordance with Section 18a28~020(a),
