Council for review and approval prior to issuance of a building permit.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission ooes hereby grant
subject Petition for Conditional Use Permit, upon the foilowing conditions which are hereby
found to be a necessary prerequisite to the proposed use of t.he subject property in order to
preserve the safety and general welfare of the Citizens of the City of Anaheim:
1. That street improvement plans shall be prepared and all engineering requirements of the
City of Anaheim along Manchester Avenue9 such as curbs, and gutters, sidewalks, street grading
and paving, drainage facilities, or other appurtenant work shall be completed as required by
the City Engineer and i.n accordance with standard plans and specifications on file in the office
of the City cngineer; or. that a bond in an amount and form satisfactory to the City of Anaheim
shali be posted with the City to guarantee the installaticn of said engineering requirementse
2~ That the owner of subject property shall pay to tt~e City of Anaheim the sum of $2~00
per front foot along Harbor Boulevard and Manchester Avenue, for street lighting purposes~
3. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ per
front foot along liarbor Boulevard and Manchester A~ienue9 for tree planting purposes~
4~ That the sidewal.ks shall be installed along Harbor Boulevard, as required by the City
Engir,eer and in accordance with standard plans and specifications on file in the effice of the
~it~• ::ngineere
5~ That trash storage areas shail be providzd in accordance with apqroved plans on :ile
with the oifice of the Director of Pubiic Wo:ks~
6~ That fire hydrants shall be inatalled as reyuired and determined to be necessary by
the Chief of the Fire Department, prior to final building inspection.
7~ That landscaping be provided and maintained in ar,cordance with the C-•i slandards,
including provisions of hose bibs and curbs for pianter areas.
R, That any air-conditioning facilities proposed shall be properly shielded °rom view
frcrn abutting streets.
9~ I'hat Condition Nos~ 1, 29 ar,:i 3, above mentioned, shall be complied with prior to the
time that the 8uilding Permit is issued or wi`hin a period of 1R0 days from date hereof, which-
ever occurs f'irst, or such furtner time as the Commission or City Council may grant~
l0o That Condition Nos~ 49 59 6, 7, and R, above mentioned, shall be complied with prior
to final buiiding and zoning inspections.
11~ That subject p*operty shall be developed substantially in accordance with plans and
specifications on file with the City of Anai-,eim, marked Exhibit Nosa 1, 2, 3, 4, and 5.
12~ That specific plans for development for the future restaurant shall be reviewed and
approved by the Planning Commission and/or City Councilyprior to issuance of a building permit.
