A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE Cl: Y OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR kECLASSIFICATION N0. 66-67-16 BE APPROVEU

WHEREAS,the Ci~y Council of the City of Anaheim did initiate a verified Petition for
Reclassification on certain real property situated in the City of Anaheimy County of Orange,
State of California, described as Lot Noso 46 ar,d A7 of Tract 159i, as per map recorded in
Book 549 pages 36 to 39y of Miscel~aneous Maps, in tlie office of the Orange County Recorder
; and
WHEREAS, the City Plonning Commission did hold a public hearing at the City Hall in the City of qnaheim on
August 299 1966~ at 2:00 o'clock P.M., notice of said public heering having been duly given as required
by law and in accardance with the provisions oE the Aneheim Municipal Code, Chapter 18,72,to hear and consider evi-
dence for and egainst said proposed reclassification and to investigate and make Eindings and recommendations in
connection therewith: and
WHEREAS, said '~ommission, after due inspection, investigetion, and study made by itself and in its behalf,
and after due consideration of all evidence and reports offered at said heating, does find and determine the following
facts:
1.Thatthe City Council proposes a rec:assifY~ation of tne above described property from
the R•-1, One Family R~sidentia?y Zone to the C-1, General Cor~mercial, Zoneo
2~ That G••Oy Commercial Office, Zone is deemed a more compatible con~mercial zone, in
view oi' the e~<istiny rommercial ofi'ice and residential land uses established in ::lose proximity.
3„ That the propesed reclassification o"r subject prope:ty is necessary {~~d oesirable

NOW, THEREFO~iE, BE IT ~SOLVED that the Anaheim Ciry Planni~.p-~ommission does hereby :ecommend
to the City Council of the City of Anaheim thet aubject PetitIon for RecleasificetIon be approved end, by so doing,
thet Title lE-Zoning of the Anaheim Municlpal Code be emended to exclude the above described property from the
R-1, O~e Family Residentialy Zone and to incorporate said described property into the G•Cy
Commerc:al Office, Zone, upon the following conditions which are hereby found to be a ner.essary
prerequisite to the proposed use of subject property in order to preserve the safety and
gene: ' welfare of the Citizer,s of the City of Anaheim.
1. ?ha± the owners of subject property shall deEd to the City of Anaheim a strip of land
46 feet in width, f.rom the center line of the street, aiong Euclid Street, For street widening
purposeso including a 15 foot radius corner return.
2~ That the vehicular access rights, to Mariposa Place shall be dedicated to the City of
Anaheim~
3~ That the owners of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Westmont Drive and Mariposa Pl~ce, for street lighting purposes.
4~ Tha~ the owners of subject property shall pay to the City of Anaheim the sum of 15~ per
front footy along Westmont Drive and Mariposa P1ace, For t:ee planting purposes~
5~ That trash storage areas shail be provided in accordance with approved plans on file
wtth ±he of'fice of the Director of Public Works~
6~ That a solid six (6) foot masonry wall be constructed to the rear of a 3-foot ful;y land•
scaped aetback alor.g the west property line; stepped down to 30 inches at the intersection oF
Westmont Drive and Mariposa Piace~
'7~ 7'hat any air-conditioning facilities proposed shall be properly shielded from view from
abutting streets and all sound shall be buffered from adjacent residential homes.
R~ That in the event lights are installed in the parking area, the light standards shali
not exceed six (6) feet in height, and the lighting shall be directed away from adjacen±
residential properties.
9. That Condition I~os~ 1, 2, 3, and 4, above mentioned, shall be complied with within a
period of 1R0 days from the date hereof, or such further time as the City Counc+.l may grart.

f'inal building inspection~
L'~ That the completion of these reclassification proceedings is contingent upon the grant••
ing of ar, appropriate variance when a use is establisheo for the property.
