A RESOLUTION GF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING
TO THE CITY COUNCIL OF THE CITY OF ANAHEIM DISAPPROVAL OF
AREA DEVELOPMENT PLAN N0. 68, THERETO
~ WHEREAS, petition for Reclassification No. 65-66-120 was filed proposing seclassification of
a parcel of land less than 20,000 square feet to the C-U, COMMERCIAL OFFICE, ZONE; and
WHEREAS, since the C-0 Zone requires that an area development pla~ be prepared and
advertised for public hearing when petitions requesting reclassification to the C-0 Zone
,~ ~ encompass less than 20,000 square feet of property, Area Development Plan No. 68 was prepared
and advertised for public hearing; and

s WHEREAS, the Planning Commission directed the Development Services staff to prepare a
\;~ study for properties on both sides of East Street extending from the Riverside Freeway to
, ~ Lincoln Avenue; and
j WHEREAS, the City Planning Commission did hold public hearing at the City Hall in the
:' City of Anaheim on June 6, July 20, 1965 at 2:00 o'clock P.M., notice of said public hearing
i _ having been duly given as required by law and in accordance with the provisions of the
Anaheim Municipal Code, to hear and consider evidence for and against said Area Developmpnt

~ 1. Plan, and to investigate and make findings and recommendations in connection therewith; and
~I WHEREAS, said Commission, a~Fter due inspection, investigation, and study made by itself
and in its behalf, and after due consideration of the evidence and reports offered at said
' ~ hearing, does find and determine the following facts:
1. That additional dedication for street and alley widening would be necessary to provide
for the increase in use of property presently being used for single family residential use,
thereby considerably reducing the amount of useeble lando
2. That Reclassif?cation No. 65-66-120 was recommended for disapproval to the City Council
on the basis that it H~ould inject commercial uses in the c2nter of a blo,;k completely
developed for residential purposes; and that any future re-development of the area should
be made on a land assembly basis rather than on a parce~ by parcel basis.
', 3. That because said petition for Reclassification was recommended for disapproval,
~ the Area Development Plan is considered unnecessary.
' 4. That as a result of the special area study, consideration of a possible General Plan
: Amendment encompassing properties in the vicinity of East ar,d Sycamore Streets and La Pal.ma
Avenue and East Street should be set for public hearing before the Commission, in order
that property owners in that area might be apprised of the type of re-development of their
properties which may be considered favorably.
5. That no one appeared in opposition, and one person appeared recommending that an
acceptable plan of development for the entire block be prepared prior to approval of any
1 reclassification of properties in the bJock bounded by Sycamore and Wilhelmina Streets.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim ~ity ~lanning Commission does hereby
recommend to the City Council of the City of Anal:e:m disnporoval of Area Development
Plan No~ 68, on the hasis of the foregoing finciings.
