~„ WHEREAS, the City Plenning Comrtission did hold a public hearing at the Citp Hell in the City of Anaheim on
~ j January 16, 1967, at 2:00 o'clock P.M. notice of said public hearing having been duly given as required by
~' lew and in accordence with the provisions of the Meheim Municipel Code, Chapter 18.72, to hear and consider evidence
,I! for end against said proposed reclassification and to investigete and meke findings and recommmdetions in connection

WHEREAS, seid Commission, after due inspection, investigetion, and study made by itse?f and in its behelf, and
after due consideretion of all evidmce and repoRs offered et said hearing, does find end determine the following fects:
1. That the petitioner proposes e reclassificetion of the above described property Erom the R-A, Agricult~ral,
Zone, to the C-1, General Commercial, Zone on Parcel No. 1, and R-3, Multiple Family Residential,
Zone on Parcel No. 2.
2. That the proposed reclassificatior is in conformance with the General Plan.
~I; 3. That the proposed roclassificetion of subject property is necessary end/or desirable [or the orderly and pro-

' NOW, THEREF'ORE, BE IT RESOLVED th~t the An~heie City Pl~anin~ Commission does hereby recommend
to the City Council of the City of Anaheim th~t subject Petitloa tor R~cl~saific~tion be ~pproved end, by so doing,
that Tide 1&Zoning of the Aneheim Municlp~l Code be ~mended to e:cluue the ~bove described property from the
R-A, Agriculturai, Zone, and to incorporate said described property into the C-1 General
Commercial, Zone on Parcel 1; R-A, Agricultural, Zone and to incorporate said described
~ property into the R-3, Multiple Family Residential, Zone on Parcel 2 upon the following
' conditions which are hereby found to be a necessary prerequisite to the prooosed use of subject
property in order to preserve the safety and 9eneral welfare of the citizens of the City of
Anaheim.
1. That the owners of subject property sF.,ll deed to the City of Ananeim a strip of lznd
53 feet in width, from the centerline of the street, along Lincoin Avenue, for street widening
purpases.
2. That street improvement plans shall be prepared and all engineerin9 requirements of the
City of Anaheim alonc~ Lincoln Avenue, such as curbs and gut~e*s, sidewalks, sireet arading ar.d
r,_`;r6,i~ paving, drainage facilities, or other appurtenant work shall b~ completed as requir~d by tne City
i Engineer and in accordance with standard plans and specifications on file in the office of the
t ~ City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim shall be
,~~ posted with the City to guarantee the installation of said engineering requirements.
if' 3. That the owners of subject property shsll pay to tne City of Anaheim tne sum of $2•~'~
t! per front foot along Lincoln Avenue, for street lighting purposes.
4. That a Parcel Map to record the approved division o: subject property be submitted to
~I tha City of Anahein~ `^T approval and then be recorded in the office of the Drange County Recorder,
5. That the owners of subject property shall pay to the City of Anaheim the sum of 15$ oer
9~ front foot along Lincoln Avenue, for tree planting purposes.
~j 6. That. orooosed street improvement plans for Ci?adel Lane and Westport Drive be subject
to the approval of the City Engineer, prior to development of Pzrcel No. 2.
~! 7. That trasn storaae areas shall be provided in accordance ~vi~h approved plans on :ile
wi~h the o:fice of tne Director of ?ublic Works.
;~~ R. That fire hydrants shall be installed as required and determined to be necessary by
j^~ tne Chief of the Fire Department.
9. That any air-conditionino .`acilities proposed shall be properly shielded `rom view.
~! 10. That Condition Nos. 1, 2, 3, 4, and 5, above mentioned, shall be complieci witn wiinin
€~ a period of 1~0 days from the date hereof, or suc:h further time as the City Council may arant.
