That the petitioner requests a veriance from the Anaheim Municipal Code: to permit the construction of a brake shop, and trailer and van rental, and outdoor storaae facility on subject property as follows: S~CTION 18e40~020 - Permitted G 1 uses (proposed use is not permitted in the C-•1 Zone). SECTION 18~40.020 •- Code orohibits outdoor uses in the C•-1 Zone (oetitioner proooses outdoor storage of rental trailers and vansl. 2. That there are exceptional or extteordinery circumstences or conditions appliceble to the property involved or to the intended use of the property that do not epply generelly to the property or class of use in the same vicinity and zone. 3. That the requested veriance is necessery for the preservation end enjoyment of e substantiel property right possessed by other property in the same vicinity end zone, end denied to the property in question. 4. That the requested variance wiSl not be materielly detrimental to the public welEere or injurious to the pcop- erty or improvements in such vicinity and zone in which the property is located. =. That the oetiiioners stioulated that the stored vans and trucks shall not exceed 16 `eet in length or 1~ ton=, and that no semi-trailer truc};s sha11 be stored on subjer.t property. 5. That the side:walks shal] be repaired along Dal] Road, as reyuired L-y the City &ngineer ~ and ir. accor~lanr,e witt, standard plans and specifications on file in tha office of the City Enyineer. 3~ That the proposed outdoor stcraga area shall ne ~~rEtnEd along the northerly property lina with a o-foot chain link fence ].ouverad in a similar manner as Eences alony the freeways, ~ toqether with landscaped sr_reening to shield the light r,ommercial uses established from the storaga facilities. , 4.
