~ _' law end in accordence with the provisions of the Maheim Municipal Code, Chapter 18.72, to heer and consider evidence
i _ for and ageinst seid proposed reclessificetion end to investigate and make Eindings end recommendetions in connection

~• ~ WHEREAS, said Commission, after due inspection, investigetion, and study made by itself and in its behalf, and
~- efter due consideration of all evidence end reports offered at seid hearing, does find and determine the following facts:

, 1. Thet the petitioner proposes e reclessificetion of the ebove described property from the R-2~ Multipl e
~j Family Residential, Zor.e to the C-1, General Gommercial, Zone to establish a sma:l convenience
E market on subjec± property.
E~ 2. That the scope of the proposed reclassification, if approved, does not warrant an
;~~ amendment to the General Plar. at the present time, however, its relationship to the General
I I Plan symbol will be considered at the next annual review.

- 5. That the proposed reclassification of subject property would establish the existing
convenience market in the most appropriate zone.
6. That the proposed reclassi.ficatio~ of subject property requires the dedication ar~u
improvement of abutting streets and al.ley in accordance with the Circulation Element of ihe
{; _ General Plan, due to the anticipated increase in traffic which wi11 be generated by the
intensification of land use.
7. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby recommend
to the City Council of :he City of Anaheim thet subject Petition Eor ReclessiEicetion be approved and, by so doing,
that Title 18-Zoning of the Aneheim Municipal Code be emended to exclude the ebove described property from the
R-2, Multiple Family Residen':ial, Zone, znd to incoroorate said described property into the C-1,
General Commercial, Zone upon the following conditions which are hereby found to be a necessary
. prerequisita to the proposed use of subject property in order to preserve the safety and oenPral
welfare of i~he citizens of the City of Anaheim.
io That the owne*s of subject property shall deed to the City of Anaheim a strip of land 45
feet in width, from the center line of the street, along tiarbor Boulevard, including a 15-foot
radius corner return, for street widening purposes.
2. That vehicular access rights, to Harbor Boulevard shall be dedicated to the City of Anaheim
3, That the sidewalks shall be installed along LaVerne Street, as reouired by the City
Engineer and in accordance with standard plans and specifications on file in the office of the
- City Engineer.
+~~I 4. That the sidewalks shall be repaired along Harbor Boulevard, as required by the City
Engineer and in accordance with standard plans and specifications on file in the office of the
City Engineer.
5. That trash stora9e areas shall be provided in accordance with approved plans on file with
the office of the Director of Public Works.
6. That the owners af subject oroperty shall pay to the City of Anaheim the sum of $~.00 per
front foot along Harbor Boulevard and LaVerne Street, for street lighting purposes.
7. That the owners of subject property shall pay to the City of Anaheim the sum of 15~ oer
front foot along Harbor Boule~~ard, for tree planting purposes.
B. That the owners of subject property shall deed to the City of Anaheim a strio of ?and 5
feet in width along the westerly prooerty line for ailey widening purposes.
9. That Condition Nos. 1, 2, 6, ~, and 8, above mentioned, sha11 be complied ~,n~ith :vithin a
period of 180 days from the date hereof, or such further time as the City Council may grant.
10, That Condition Nos. 3, 4, and 5, above mentioned, shall be complied ~•~ith orior to ;inal
building and zonir.g inspections.
