i I July 31~ 1967, at 2:00 o'cl~ck P.M., notice of said public hearing heving been duly given as required by
~ law and in accordence with the provisions of the Anaheim Municipal Code, Chapter 1A.68, to hear and consider evidcnce for
p ~ and against said proposed variance end to investigete and make findings and recommmdetions in connection therewith;

' WHEREAS, said Commission, after due inspection, invest9gation, and study mede by itself and in its behalf,
'~ and efter due consideration of all evidence and reports offered at seid hearing, does find and determine the following
facts:

1. Thet the petitioner requests e variance from the Aneheim Municipal Code: to oermit the construction of
~. a free-standing and a roof sign:
~~ SEGTION 18.02.090(B-2) - Heiaht of a free-standino =ion within 300 feet o` a
fi residence (50 feet permitted; 70 :°eet proposed).

il 2. That due to the curvature of .~aheim Bovlevard and th2 Katella Avenue and Anaheim
.I ! Boulevard overpasses of the `reeway, visibility is bloc;ced for normal si9~ heig!~ts, therefore,
~t' ~ there are exceptional or extraordinary circumstances necessitating grantina of the waivers or
~ ~ distance oetween signs and sign location from the southerly oroperty line.
! 3. That the residential structure to the north~of subject property, which limits tFe
sign height to 50 feet, is a non-conforming structure in the C-3, Neavy Commercizl, Zone,
• therefore, waiver of the height limitztion is a technicality and is warrantad, to permit t~:z
i 70-foot sign proposed.
E 4. That the requested variance is necessary for the preservation and enjoyment of ~
I sub=_tantial property right possessed by other oroperty in the same vicinity and zone, ar.d
i denied to the property in question.
i 5. That the requssted variance will not be materially detrimental to the public weliare
or injurious to the preoerty or improvements in such vicinity and zone in which the prooerty
~ is locatec'.
