WHEREAS, the City Planning Commission of the City of Anaheim did receive a veriEied Petition for Veriance

WNEREAS, the City Planning Commission did hold e public hearing et the City Hall in the City of Anaheim
on S ept emb er 13 ~ 1967, et 2:00 o'clock P.M., notice of seid public heering heving been duly given as required
by law and in eccordance with the provisions of the Aneheim Municipal Code, Chapter 18.68, to hear and consider
evidence Eor end egainst seid proposed variance end to investigate and make findings end recommendations in connec-
tion therewith; and
WtiEREAS, said Commission, efter due inspection, investigation, end study mede by itself and in its behalf,
and aEter due consIderation of all evidence end reports offered 'at seid hearing, does find and determine the following
facts:
1. Thet the petitfoner reauests a variance from the Anaheim Municipel Code: to permit develooment of =_ub; ec t
brooerty with a 117-unit one and two-story apartment complex.

2. Thet there are exceptional or extreordinery circumstences or conditions eppliceble to the property involved
or to the intended use of the property thet do not epply generelly to the property or class of use in the seme vicinity
and zone.
3. That the requested varience is necessary for the preservation end enjoyment of a substential property right
possessed by other property in the seme vicinity end zone, end denied to the propeRy in question.
4. That the requested va:iance will not be materielly detrimental to the public welfere or injurious to the pmp~
erty or improvements in such vicinitv and zone in which the property is loceted.

NOW, THEREFORE, BE IT RESOLVED thet the Mnheim City PlaminQ Commission does hereby grent subject
Petition for Varience, upon the following conditiona which ~n hereby found ta be e neccasary prerequisite to the pm-
posed use of the aubject property in order to preserve the ufety aad `merel welfare of the Citizena of the City oE
Maheim:
lo That this variance is granted subject to the completion of Reclassification No.
67-68-10.
?. That trash storage areas shall be provided in accordance with approved plans on iile
with t:ie office of the Director of Public Works.
3. That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Department.
4. That all air-conditioning facilities shall be properly shie3ded from view.
5. That Condition Nos. 2, 3, and 4, above mentioned, shall be complied with prior to
final building and zoning inspections.
6. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit No. 1, Revision No. 1, Exhibit
Noso 2, 3, 4, and 5.
