VJHEREAS, the City Planning Commission did hold a public hearing at the City Hall ~n
the Citv of Anaheim on September 13, 1967, at 2~00 0'clock P.M.y notice of said public hearing
having been duly yiven as required by law and in accordance with th~ provisions of the Anaheim
N~unicipal Code, Chapter 18~64, to hear and consider evidence for and against said proposed
_ conditi;.~nal use and to investigate and make findings and recommendations in connection there•
with; and
WHEREAS, said Commission, after due inspection, investigation~ and =tudy made by itself
and in it= benalf and after due consideration of ali evidence and reoorts offered at said

1, That the proposed use is properly one for which a Conditional Use Permit is author~-e~
by Codex Sections 18~640020(1-f) and 18„160040(1), to permit a day school in conjunctio~ ~:tn

Petition for Conditional Use Pe~mit, upon the following conditiona whieh are hereby found to be ~ neceasary prerequisite
to the propoaed use o[ the aubjact propedy In order to preserve the ssEety and general welfen of the Citizens of the
City of Anahelm:
la That trash storage areas sha11 be provided in accordance with approved plans on file
with the office of the Director of Public Works.
2. That the existing structure shall be brought up to conform to the Uniform Buiiding,
Plumbing and .~.lectrical Codes as adopted by the City of Anaheim.
3. That the school shall be permitted for a period of one (1) year, after which tim? if
an additional period of time is requested and ap{~roved by the Planning Commission, the 6-•foot
masonry wall adjacent to the residential uses to the west shall be constructed.
4. That a maximum of 40 students shall be permitted to utilize tne facilities.
5. That a retaining wall be constructed along the `ront of the property except at
accessways, adjacent to the sidewal4; or that the front yard be sloped to eliminate the arzde
diff erential o
6. That all air-conditioning iacilities sha11 be properly shielded from view.
7. That Condition ~7os. 1, 2, 5, and 6, above mentioned, shall be comolied vaith prior to
:inal building and zoning inspections.
~. That the o wner of subject property shall pay to the City of Anaheim the sum of '_5Q
per rront foot along South Street, for tree plantino purposes, within ]fi0 days or prior to
the i~suance o.` a Building Permit whichever occurs first.
9. That subject orooerty shall be developed substantially in zc~ordance witn plans ~nd
specifications on file with the City of Anaheim, mar4ed Exhibit Nos. 1, 2, 2nd 3.
