acre, whereas the prooosed development pro?ects 10.9 units per net arre.
4. That studies made by other citie= indicate that the demand .^"or community services
generated by mobile homes i=_ conparable to that created by rnultipie family deveiopment,
and that traffic generated by the pr~~posed use would be ei~nilar to multiole famiiy dev2loo-
ment or a much heavie: tra`:ic volume that wou].d be generated by low density residential
develooment.
5. That although the petitioner stated that the prooosed mobile home par}: wouid be
.`or adu:ts ~nly and that thi= would be insureo throuon private deed restrictions, such
deed restrict.ions are not en`orce3ble by the City and there would be no poGitive as=uran:e
that :~:~iilies with children would not eventually occupy the mobile home oark, which could
create an unoredicted increased burden upon school and oarE: faciliti.es in thz area.
6. That since this part of Anaheim has been designated for low density residential
uses, many people have purchased homes in the arez upon the belief that it vaould remain
a single family area; and that these residents property rights should be protected with the
assurance that the character of the area will not be cnanged by the injection o." more
intense :and use=, a protection that is similar to that which is presently en;oyed in the
industriai and commercial-recreation areas.
7. That a petition signed by 503 persons for a previous conditional use p2rmit for
a mobile home park on subject property was submitted; however, the Commission, by motion
did not admit this as evidence of opposition.
