WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim on
D°cetnber 4, i967; at 2:00 o'clock P.M. notice of said public hearing having been dul
law and in accordance with the provisions of the Maheim Municipal Code, Chapter 18.72, to hear and cansiderevidence
fot and again5t said proposed reclessification end to investigate and make findings and recommendations in connection
therewith; end
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf, and
efter due consideration of a11 evidence end reports offered at said hearing, does find and determine the following facts:
1. That the petitioner proposes a reclessification of the above described property from the R-A, F.griculturai,
Zone to the C-1, General Commercial, Zone to oevelop subject propert, witr a commercial of:ice
structure.
2. That the propos~d reclassification would be consistent with other uses alrezdy
established in the area, ina~:ino it in conformance with the General Plan.
3. That the proposed reclassificetion of subject property is necessary and/or desireble for the orderly and pro-
per developnrent af the community.
4. That the proposed reclessificotion ot subject property does properly relate to the zones and their pem:itted
uses ]ocally established in close praximity to subject property and to the zones and their permitted uses generally esteb-
lished !hroughout the r.ommunity.
5. That 2 qersons appeared in oppcsition to the permitted 10-foot setback in the C-1
Zone, because the two commercial oroperties to the south are set back 60 ,'eet.
