2. That under the authority of Section 18.04~070, waiver of the number of free-
standing si9ns to permit 3 free-standing siyns on sub;ect pr~oerty is hereby granted.
3. That under the authority of Section 18.i,~.UiO, waiver of the minimum distanre
between frea-standing signs to permit a di=tance of 90 feet is hereby granted.
4. That waivers of the maximum hei9ht and area of free-standino signs is hereby
denied on i:he basis that the petitioner had stipulated to complying to the sign ordinance.
5. That the proposed use will not adversely affect the adjoining land uses and the
orowth and dev~lopment of the area in which it is proposed to be located.
6. That the size and shape of the site proposed for the use is adequate to aliow
the .`uli development of the pro~osed use in a manner not detrimental to the particular
area nor to the peace, health, safety, and general welfare of the Citizens of the Citv of
Anaheim. ~

NOW, TFiEREFORE, BE IT RESOLVED that the Anaheim City Planning ~Commission does heretiy grantlsubject
Petition for Conditionel Use Permit, upon the following conditions which are hercby found to be a necessary prerequisite
to the proposed use af the subject property in order to preserve the sefetp end general welfere of the Citisens of the
City of Aneheim:
lo That the owner of subject property shall pay to the City of Anaheim the sum of 15C
per front foot along Brookhurst Streeiy for tree olanting purposes.
2. That trash storage areas shall be p:ovided in accordance with approved p'ans on
file with the oifice of the Director of Public Workso
3, That any air-condit~oning fac~lities proposed shali be properly shielded crom
view and the sound buf:ered from adjacent residentiai homes.
4. That any parking lot or other external liahtinn shall be directed downward and
away from abu±tina prooerties lineso
