A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMi~ENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 66-67-60 gg APPROVED
WHEREAS, the City Plenning Commission of the City of Anaheim5 20~1 East Lincoln Avenue~ Anaheim,
Cali:'ornia, did initiate a veri.`ied Petition for Reclassi:ication on certain real property
situated in the Ciiy of Anaheim, County of Orange, State o.` California, described as the West
half of the East half o:~ the Northeast quarter oi the Southwest quarter of Section 8, Township
4 South, Range 10 Nlest, S.B,.B. 8 M, cXCEPTING therefrom the northerly 40 feet included within
Crescent Avenue.
; and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hell in the City of Anaheim on
April 2^~ 19679 at 2:00 o'clock P.hi., notice of said public hearing having been duly given as required
by law end in accordance with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear and consider evi-
dence tor and against said proposed reclassification and to investigate and make findings and recommendations in
connection therewith: and
WHEREAS, said Commission, after due inspectian, investigation, and study made by itself and in its behalf,
and after due consideration of all evidence and reports offered at said hearing, does find and determine the following
facts:

NOW, THEREFORE, BE IT k..oOLVED that the Anaheim City Planning ~ommission does hereby recommend
to the City Council of the City of Aneheim thet subject Petiiion for Reclassification be approved end, by so doing,
that Title 18-Zoning of the Anaheim Municipel Code be amended to exclude the ebove described propecty from the
lo That the ~wners of subject pronerty shall submit an irrevocable offer of dedication
of a strio of land 45 feet in width, from the center line of the street, along Crescent Avenue,
to be used for street widenina purposes at such time as the City requests.
2. That trash storage areas sha11 be provided in ~..~ordance with aporoved plans on .`ile
with the office of the Director of Public Works.
3. That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Department.
4. That the =_idewalks shall be installed along Crescent Avenue, as required by the City
Engineer and in accordance with standard plan~. and soecifications on file in the office of the
City Engineero
5. Thst any air-conditioning facilities proposed shall be properly shielded from view.
6. That Condition No. 1, above merctioned, shal] be complied with within a period of 180
days from the date hereof, or sucn further time as the City Council may granta
7, That Condition Nos. 4, 5, 6, and 7, above mentioned~ shall be complied with prior
to iinal building and zoning inspections~

NOW, THEREFORE, BE 11 RESOLVED thet the Aneheim City Plenning Commission does hereby recommetid
to the City Council of the City of Aneheim that subject Petition for Reclasaificetion be eppeoved end, by so doin~,
that Title 18-Zoning of the Aneheim Municipal Code be ammded to exclude the above described property Etom the
R-A, Agricultural, Zone, and to incorporate said described property into the M-1, Light
Industrial, Zone upon the following conditions which are hereby found to be a necessary
prerequisite to the proposed use of subject property in order to preserve the safety and
general welfare of the Citizens of the City of Ananeim.
1. That the owners of subject property shall submit an irrevocable offer of dedication
of a strip cf land 45 feet in width, from the center :ine of the street, along Crescent
Avenue, to be used for street widening purposes at suc~ time as the City requests.
2. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
3. That fire hydrants shall be installed as required and determined to be necessary to
