That the petitioner proposes a reclassification of the above described property from the County A; , Agricultural District to Ciiy of Anaheim R-3, Muitipl? Family Residentiai, Zone. 2. That G eneral Plan Amendment No. 31 ~nras considered in conjunction ~r+ith the proposed reclassification. 3o That it is recommanded that muitiole Family residential zoning should only be considered for Portion "A", since any further encroachment into the industrial area would create an undesirable living environment for tl-,ese aoartment residents, as weli os inject residential traific into the industrial area '~• That the proposed reclassificetion of subject property is necessary and/or desirable for the orderly and pro- per developnrent of the community. 5.. Thet the proposed reclaesification of subject property does properly relete to the zones and their permitted uses locally esteblished in close proximity to subject property and to the zones end their perm~tted uses generelly esteb- lished throughout the community. 6. That the proposed reclassi:ication of subject property requires the dedi~ation and improvement of abutting streets in accordance with the Circulation Element of the General Plan. 7. That the owners of subject property shall deed to the City of Anaheim a strip of ]and 53 feet in width, from the centerline of the street, along Bai1 Road, for street wideniny purposes. 2. That street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Ball Road such as curbs and gutters, sidewall~sy street grading and paving, drainage facilities, or other appurtenant ~n~or~~ shall be completed as required by the City Engineer ar,U in accordance with standard plans and soecifications on file in the office of the City Engineer; and that a bond in an amount ar.ci form s tisfactory to the City of Anaheim _:~,T shall be oosted with the City to guarantee the installation of said engineering requirements. 1 3.
