3. That the proposed reclassification of subject property, as approved, is necessary
and/or desirable ror the orderly and proper development of the community.

the community.
5. That the Commission determined that the westerly 324 feet, immediately east of thr'
shopping center site, and tha 30 x 382 foot strip immediately north of the shopping center
should be reclassified to the R-3 Zone to act as a buffer between the existing commercial
development and the remainder of ihe property easterly, and that the remainder of the
property should be reclassified to tna R-1, One Family Residential, Zone.
6. That the proposed reclas~ification of subject property requires the dedication
and improvement of zbutting streets in accordance with the Circulation Element of the
General Plan, due to the anticipated increase in traf:ic which will be generated by the
intensificatinn of land use.
` 7. That 8 persons appeared, one of whom presented petitions signed by 250 property
owners, and over 100 persons were present in the Council Chamber, all in opposition to
subject petition.

to the City Council of the City of An~helm tL~t ~ubject Petitloa for Racl~eeiGc~tton be ~ppmved ~nd, by so doing,
th~t Title 1&Zoning oE the Aneheim Municip~l Code be amend~d to exclude the ~bove described property from the
R-A, Agricultural, Zone and to incc~rporate said described property into the R-3, h1ul~tiple
Family Residential, for the westerly 324 feet and 30 x 382 feet strip along the north and
R-1, One Family Residential, Zone for the balar.ce to the east, upon the follo~vinq conditions
which are hereby bound to be a necessary prerequisite to the proposed use of subject property
in ordzr to preserve the safety and ger,eral welfare of the Citizens of the City of Anaheim.
1. That a final Tract h+iap of subject property be approved by the City Council and recorded
in the office of the Orange County Recorder.
2. That the owner of aubject property shall pay to the City of Anaheim the sum of ~25.00
per dwelling unit for the R-3 zoned portion oniy, to be used for park and recreation purposes,
said amount to be paid at the time ~;he Bui~~ing Permit is issued.
3. That trash storage areas shali be provided in accordan:e with approved plans on fil:
with the office of the Directo= of Public Works, prior to final building and zonir.q inspections.
