A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE N0. 1936 HE GRANTED
WHEREAS, the City Planning Commission of the City of Aneheim did receive e verified Petitlon for Verience

attached hereto and referred to herein as though set forth in fuli

WHEREAS, the City Planning Commission did hold e public hearing et the City Hell in the City of Aneheim
on January 3~ 1968~ at 2:00 o'clock P.M., notice of seid public hearing having been duly given as required
bv iew and in eccordance with the provisions oE the Anaheim Municipel Code, Chep[er 18.68, to hear end consider
e~idence for and egainst said proposed variance end to investigete end meke findings and recommendetions in connec-
tion therewith; and
WHEREAS, said Commissinn, after due inspection, investigation, end study made by itself and in its Sehelf,
and after due consideration of ell evidence and repoRs oEfered at said hearing, does Eind and determine the following
facts:
1. That the petitioner requests a veriance from the Anaheim Municipel Code a5 foilo,vs; to permit the
division of an existing 3.62 acre parcel into three sepa~ate parce?s k~ni~.;h v,i11 be served by
a private accessm~ay.

2. That there are exceptional or extraordinary circumstances or conditions epplicable to the property involved
or to the intended use of the property that do nat apply generally to the property or cless of use in the same vicinity
and zone.
3. That the requested variance is necessa~y for the preservetion end enjoyment of a substantial property right
possessed by other property in the seme vicinity and zone, end denied to the property in question.
4. That the requested veriance will not be materially detrimental to the public welfare or injurious ~o the pmp-
erty or improvements in such vicinity and zone in which the propeRy is loceted.
' 5. That under the authority of Section 1$.63.060 a variance is granted from S ection

7. That due to the existing topgraphic problems existing on subject property, and the
fact that the petitioner stipulated to ttie subdivision into two lots, there ,vould be such a
siight variance to the existing property lines that granting of this variance is deemed proper.

NOW, THEREFORE, BE IT RESOLVED thot the Meheim City Planning Commission does hereby grant subject
Petition for Variance, upon the following ronditiona which are he'teby found to be o necessary prerequisite to the pro-
i posed use of the subJect propedy in order to preserve the aefety end generel welfare of the Citizens of the City of
Anaheim:
1. That a parcel map shall be submitted and approved by the City Engineer to pesmit the
alteration of the existing lot lines of the two parcels now in existence, and then recorded in
the office of the Orange County Recorder prior to the issuance of' a building permit.
2e That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos, i, 2, 3, and 4.
