Seciion 18.64.020(3-g and e), to wit: establish a two-ba~ automatic carwash with
accessory gas pumps on subject property.
2. That the proposed use will adversely affect the adjoi~ling land uses and
growth and development of the area in whici: it is prooosed to be located.
3. That tne granting of the Conditional Use Permit will be detrimen~at to
the peace, health, safety, and general welfare of the Citizens of the City of A~~aheire~.
4. That the proposed use is incompatible with the residential uses established
to the south of subject property because of lights, noise, odors, ar;d itours oi operatior,
and although the uses are apartments, residents of apartments should be afforded protec-
tion from such an intense commercial use.

Western Avenue for access purposes, so that the properti.es to the west would not he

NOW, THEREFORE, BE iT RESOLVED that the Anaheim City Planning Commission does hereby deny subject
Petition for Conditional Use Permit on the basis of the aforementioned findings.
