WHEREAS, said Commission, aftet due inspection, inveatigation, end study made by itself and in its behalf, and
after due consideretion of all evidmce and reports offered at said hearing, does find and detecmine the following facts:
1. Thot the proposed use is properly one for which a Conditional Use Permit is authorized by Code~ Section
18.32.040(1) to wit: establish a 15-unit planned residential development v~ith waiver of:

setbacks required; 10-foot setbacF:s proposed).
2• Thot the prepossd use will not ~dversely oftect the adjoinine land usea ~d the growth and development of
the area in whicfi it is propos~d to be loc~ted,
3• That the ei:e oed shap~ of the site propoaed for the use is adequate to allow the full development of the
pmpoaed use in ~ wonner not dotrinent~l to the particular area nor to the peace, health, safety, end genere] welfare of
the Citiaena ot the City of M~Ysis.
4. T'hot the gcantiag ot tYe Conditionol Use Pertnit under the conditiona imposed, it any, will not be detrimental
to the peace, heolth, sofety, and 6eneral welfare of the Citizens of the City oE MaheiA,
5. That the petitioner agreed to revising the plans to incorporate the cul-de-sac at
the end of Blossom Lane.
6. That one person appeared, representing 6 persons present in the Council Chamber,
and a petition was received signed by 46 persons, all in oppositior. to subiect petition.

1. That th~s conditibnal use permit is granted subject to the completion of Reclassi-•
fication No. 67-•68-85.
2. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
3. I'hat fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Department.
4. I'hat Condition Nos. 2 and 3, above mentioned, shall be complied with prior to final
building and zoning inspections.
~ 5. That subject property shall be developed substantially in accordance with plans and
';~ specifications on file with the City oF Anaheim, marked Exhibit tJos. 1 and 2; provided, how-
