WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Variance from
ERICH ArID ALMA WIPIGER, 161 East Orangethorpe kvenue, Space 66, Placentia, California 92670, Ov,~ner=_
FREDRICKS DEVELOPMENT CORI~RATION, 524 West Commonwealth Avenue, Fullerton, Califo:rnia 92632,
Agent of certain real property situated in the City of Anaheim, County of Orange, State of
California, described as the West half of the Southwest quarter of the Southwest quarter o:
Section 7, Townshio 4 South, Range 10 West, San BErnardino Base and Meridian. e.XCEPi1~;G all that

LVHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
May 20~ 1968, at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by
law and in acrnrdance with the provisions of the Anaheim hlunicipal Code, Chapter 18,68, to hear and consider evidence for
and against said proposed variance and to investigate and make findings and recommendations in connection therewith;
and
WHEREAS, said Commission, after due inspection, investigation, and study made by itse(f and in its behalf,
and after due consideration of all evidence and reports offered at said hearing, does find and determine the fotlowing
facts:
1. That the petitioner requests a variance from the Anaheim Municipal Code as `ollotas, to permit the
establishment o: a 145-unit garden apartment complex on subject property:

3. That the requested va:iance is necessary for the oreservation and enjoyment of a sub-
stantial proparty right possessed by other property in the same vicinity and zone, and denied to
the property in question.
4• T'hat the requested variance~Nill not be materially detrimental to the public welfare or
injurious to the property or improvements in such vicinity znd zone in which ±he property is
located.
5. 1'hat upon the recommendation of the Planning Commission the petitioner ~~:pulated to the
removal of 15 carports from the north property line, in order that the aestheti~ beauty of the
adjoining property might become visible from subject oroperty.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Plan~in~ Coamissiwi does hereby gront subject
Petition for Varlence, upon the following conditions which ate hereby found to b~ ^ ~ecwssry prerequisite to fhe pro-
posed use of the subject property in order to preaerve the sefety end eeaer~! weif~re of the Citizens ot the City of
Aneheim:
1. That this variance is granted subject to the completion of R•;classification IJo, 67-68-87.
2. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
3. That fire hydrants shall be installed as required and determined to be necessary by the
Chief of the Fire Department.
4, That Condition Nos. 2 and 3, above mentioned, shall be complied with prior to final
building and zoning inspectionso
5. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos. 1 and 2; provided, however,
that 15 of the carports adjacent to the yolf course located along the north property line are
.-T'' removed, and that the areas around each of the entrances into the project shall be opened up by
a'~ ,,`? the elimination of carports as necessary, in order to assure adequate open area for fire fighting
f ~.r equipment as required by the Fire Department, and stipulated to b the
