RECOMMENDING TO THE CITY COUNCIL OF E CITY OF ANAHEIkI THAT
PETITION FOR RECLASSIFICATION N0. 6~ 68-•73

WHEREAS, the City Plenning Commission of the City of Anaheim did recelve e verified Petition for Reclassifica-
tionfrom PALMER AND BLANCHE 5ANDENO, ET AL, 9902 East Orange Avenue, Anaheim, California 92804,
Owners; FREDRICKS DEVELOPMENT ~RPORATION, 524 West Commonwealth Avenue, Fullerton, California
92631, Agent of certain real property situated in the City of P.naheim, County of Orar,ge, State
of California, desr,ribed in Exhibit "A" attached hereto and referred to herein as though set
forth in full

NHERE AS, the City Plannine Commission did hold e public hearine at the City Hall in the City of Anaheim on

; law and in accordance with the provisions of the Anehaim Municipa] Code, Chapter 18.72, to he~r and consider evidence
- for end a~ainst said proposed recl~esification ond to investigete and make findin¢s and recommendations in connection
therewith; and
WHEREAS, said Commiasion, after due inspection, investigation, and study made by itself and in its behalf, and
a(ter due consideretion of all evidmce and reports offered et said hearine, does find and determine the following facts:
1. Thet the petitioner propoaes a reclassification of the above described property from the County R-4-6000,
PD-4000, and City of Ana;:eim, C-1, General Commercial, Zone to the R-3, Multiple Family
Residential, Zone.
2. That the scope of the p:oposed reclassification, if approved, does not warrant an
amendment to the General Plan at the present time, however, its relationship to the General
Plan symbol will be considerad at the next annual review.

County of Orange, and that prior to th~ provision of any sewer or water services to subject
property, annexation proceedings should be completed.
6. That the prpposed reclassification of subject property reauires the dedication and
~ improvement of abuti,ing streets in accordance with the Circulation Element of the General
~ Plan, due to the anticioated increase in traffic which will be generated~ by the intensification
~ of land use.
i 7. That three persons appeared representing a number of persons present in the Council
Chamber, all in opposition to subject petition.

County R-4-6000, PD-4000 Districts, and to incorporate said described property into the R-3,
Multiple Family Residential, Zone upon the following conditions which are hereby found to be a
; necessary prerequisite to the proposed use of subject propPrty in order to preserve the safety
and general welfare oF the Citizens of the City of Anaheim.
1. That the owners of subject property shall deed to the City of Anaheim a strip of land 32
feet in width from the centerline of the street, along Orange Avenue, for street widening
purposes.
2. That the owners of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Orange Avenue, for street lighting purposes.
3. That the owners of subject property shall pay to the City of Anaheim the sum of 15~ per
front foot along Orange Avenue, for tree planting purposes.
4. That the subject property shall be annexed to the City of Anaheim prior to sewer or
~ water s ervices being provided to the subject property.
;•~ 5. That the owner o: subject property shall pay to the City of Anaheim the sum of $25.00
~~ per dwelling unit, to be used for park and recreation purposes.
~ 6. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a period
of 180 days from the date hereof, or such further time as the City Council may grant.
