WHEREAS, the City Planning Comtr~ission did hold a public hearing at the City Hall in the City of Anaheim on
hiay 20, 1968, at Z:00 o'clock P.M11. notice of said public hearing having been duly given as required by
law and in accordance with the provisions of the Anaheim hlunicipal C ode, Chapter 18.72, to hear and consider evidence
for and against said proposed reclassification and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behaff, and
efter due consideration of all evidence and reports offered at said hearing, does find ar.d determine the following facts:
1. That the petitioner proposes a reclassificntion of the above described property from the R-A, l;g~icultural ,
Zone to tne R-2-5000, Une-Family, Zone to subdivide suoiect propertv into io R-2-5000 Zoned
lots.
2. Tnat althougn subject property is designated on the General ?lan 'or low oensity

3. That the proposed reclassification of subject property is necessary and/or desirable for the orderly and Qro-
per developr2ent of the community.
4. That thz proposed reclassification af subject property does properly relate to the zones and their permitted
uses locally es!ablished in close proximity to subject property and to the zones and their permitted uses generally estab-
lished thro¢ghout the community.
5. That the proposed reclassification of subjeci property requires the dedication
and improvement of abutting sti: ~ in :ccordance with the Circulation clement of the
General Plan, due to the anticipated increase in traffic which will be generated by the

that Title li-Zonin~ of the An~h~io Municip~l Code be ~mended to excltde the ~bove described property from the
R-A, Agricultural, Zone and to incorporate said de=_cribed property into the R-2-5000', One Family,
Zone, upon the following conditions which are hereby found to be a necessary prerequisite to
the prooosed use of subject property in order to preserve the safety and general U~eifare of the
Citizens of the City of Anaheim.
' 1. That a Final Tract Map of subject property be approved by the City Council and
~' recorded in the office of the Orange County Recorder.
