WHEREAS, the City Plenning Commission of the City of Aneheim did receive e verified Petition for Variance
from E. T. HILLMAN, ET AL, 261~ West Ball Road, Anaheim, California 92804, Owner; WESTERN SNOPPIPG
CENTERS, INCORPORATED,811 Wes;, 7th Str.eet, Los Angeles, CaliFornia 90017, Agent of certain real
property situated in the City of Anaheim, County of Orange, State of California, described in
Exhibit "A" attached hereto and referred to ha~-ein as though set forth in full
; and
WHEREAS, the City Planning Commission did hoid a public hearing at the City Hall in the City of Anaheim
on Tune 3, 1968, at 2:00 o'clock P.M., notice of seid public hearing having been duly given as required
by law and in accordance with the provisions of the Aneheim Municipal Code, Chapter 18.68,to hear and coasider
evidence for and egainst said proposed variance end to investigete and meke findings and recommendations in connec-
tion therewith; and
WHEREAS, said Commissinrt, after due inspection, investigation, and study mnde by itself and in its behalf,
and after due consideration of al! evidence end reports offered at said hearing, does find and determine the following
fects:
1. That the petitioner requests a variance from the Anaheim Municipal Code as follows, to establish a
commercial shopoing center on subject prooerty:
SEGTION 18.40,070(3) - Buildin and structural hei ht limitations. A 50-foot setback
requir a ong e sou an wes oun ary ad,7acent o the R-P.
zoned parcels; a 20-:oot setbac~• is proposed).
2. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved
or to the intended use of the property that do not epply generelly to the property or cless of use in the same vicinity
and zone,
3. That the requested varience is necessary Eor the preservation end enjoyment of a substantial property right
possessed by other property in the seme vicinity and zone, and denied to the property in question.
4. That the requested variance will not be materially detrimental to the public Helfere or injurious to the prop~
erty or improvements in such vicinity and zone in which the property is loceted.
5. That the oet'_tioner stipulated to providing trees in treewells at 20-foot intervals to
provide screen landscaping along the west and south property lines of sub.~ect property; and that
any signing proposed would comply with the C-1 Zone sign regulations.

'r Anaheim:
' 1. That this variance is granted subject to the comNietion of Reclassification No. 67-68-88,
2. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Directnr of Public Works.
3. That fire hydrants shall be installed as required and determined to be necessary by the
Chief of the Fire Department.
4. That any air-conditioning facilities or refrigeration equipment shall be property
shielded from view, and the sound shall be buff ered from the adjacent residential homes to the
south.
5. That all exterior lighting shall be directed downward and away from the abutting parcels.
~~~ ' 6. That Condition Nos. 2, 3, 4, and 5, above mentioned, shall be complied with prior ~to
s.~; -' v final building and zoning inspections.
~~f 7. That subject property shall be developed substantially in accordance with plans and
5,~ x specifications on file with the City of Ananeim, marked Exhibit Nos. 1 and 2; provided, however,

the west and south preperty line, as stipulated by the petitioner.
