WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petitian for Conditional
UsePermitfrom A. L. STARMER, 30f3 West Ball Road, Anaheim, California 92R05, Qvaner; HOWARD E.
NFEDHAM, 1003 Laramie Street, Anaheim, California 92806, Agent of certain real property is
situated in the City of Anaheim, County of Orange, State of California, described as Lot No. 2

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City o: Anaheim on
January 15, 196~, at 2:00 o'clock P.hi., notice of said pubiic hearing having been duly given as required by
law and in acrnrdance with the provisions of the Anaheim Municipal code, Chapter 18.64, to hear and consider evidence
for and agair.st said pzoposed conditional use and to investigate and make findings and recommendations in cannection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalE, and
aEter due consideration of all evidence and reperts offered at said heazing, does find and detecmine the Eollowing facts:
1. That the proposed use is properly one for which a Conditional Use Pertnit is authorized by Code:
Section i8.3f3.040(3), to r,it: to permit the use of an existing residential structure as a
business office.
2. That the proposed use will not adversely affect the adjoining ]and uses and the growth and development of
the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allow the fall development of the
pmposed use in a manner not de[rimental to the particu(ar area nor to the peace, health, safety, and general welfare of
the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Pennit under the conditions imposed, if any, will no[ be detrimental
to the peace, health, safety, and general welfare of the Citizens of the City oE Maheim.

PetItion for Conditionel Use Permit, upon the following conditIona which are herebp found to be e necessery prerequinite
to the proposed use of the subject property in order to preserve the sefety end general welfare of the Citizens of the
Clty of Aneheim:
1. That this conditional use permit is granted subject to the completion of Reclassi-
fication No. 67-68-33.
2. That the structure shall be brought up to the minimum standards of the Uniform Building,
Plumbing, and Electrical Codes, as adopted by the City of Anaheim, prior to final building and
zoning inspections.
3. That any air-conditioninq facilities proposed shall be properly shielded from view and
the sound shall be buff ered from adjacent rasidential homeso
4. That any external lighting facilities that are to be provided shall be directed downw2rd
and away from abutting prope•rty lineso
5. That subject propexty shali be developed substantially in accordance wi~h plans and
specifications on fiie with the City of Anaheim.
