A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE NO. 1986 SE kPPROVFD I N PART
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Veriance from
GEORGE AGAJANIAN, 6541 South Bedford Street, Los Rngeles, California 90035, Owner; OSCAR J.
ROBISON, 1625 Centinela Avenue, Inglewood, ~al.ifornia 90302, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California, described as Lot 13
of Tract No. 3258 as shown on a mao recorded in Book 99, pages 19 and 20 of Miscellaneous Maps,
records of Orange County. Excepting therefrom the South 295 f eet.

~~ WHEREAS, the City Planning Commission did hold e public hearing at the City Hal] in the City of Anaheim on

! M., notice of said public hearing having been duly given as required by
'~. law and in accordance withthe provisions of the Anaheim Municipal Code, Chepter 18.68, to hear and consider evidence for
y end against said proposed variance and to investigate end make findings end recommendations in connection therewith;

:~ i WHEREAS, said Commission, after due inspection, investigatian, and study made by itself and in its behalf,
. j and after due consideration of all evidence and repotts offered at said hearing, does find and determine the following

~~ 1. That the petitinner requests a variance from the Aneheim Municipal Code as :ollows, in order to develoo

2. That the requested waiver of the height limitation within 150 feet of an R-A zoned pzrcel
is deemed logical, since the R-A parcel in ali liklihood will not be developed for single-`amily
residential purposes, but rather for a more intense use.
3. That the requested waivers of the minimum building site area per dwelling unit and minimum
distance between buildings is hereby denied on the basis that the size and shape of the parcel
is adequate to develop subject property within the site development standards of the zone
requested, and that the petitioner has not demonstrated that a hardship would exist if these
waivers were not granted.
4. That the requested variance, as aoproved, will not be materially detrimental to the public
welfare or injurious to the prooerty or imorovements in such vicinity and zone in x~hich the
Pr~perty is located.

1. That this variance is granted subject to the completion of Reclassification P:o. 67-68-90.
2. That the trash storage areas shall be provided in accordance with approved plans on
file with the office of the Director of Public Works, and shall be complied with prior to final
building and zoning inspections.
j 3. That subject property shall be develep2d in accordance with the Site Develooment
Standards of the R-3 Zone.
