A RESOLUTION OF THE CITY PLANNING CONUv1ISSI0N OF THH CITY OF ANAHHIM RE~MMENDING
TO THE CITY OOUNCIL OF TH3 CITY OF ANAHEIM THAT AREA DEVELOPMEM PLAN
N0. 91 BE DISAPPROVED
WHEREAS, as a result of the City Council's adoptton of "A Study of the Problems of
, Hesidential Homes Fronting on Arterial Streets", the Planning Commission initiated General
~lan Amendments, Reclassification petitions and Area Development I'lans to implement the
cunversion of the 17 areas designated in the front-on study from residential to office and
~ prufessional.or general commercial use; and
WHERBAS, Area Development Plans are designed to assist in oroviding secondary or
,~.;~i_, sdditional circulation to those properties fronting on arterial streets which have been
considered appropriate for conversion to commercial uses; and

\ ~r the City of P.naheim on June 3, 1968, at 7s30 o'c_ock P.M. g the City Hall in

9 y given as required by law and in accordance with the provisions of the
', i I Araheim Municipal Code, to hear and consider evidence for and against said proposed Area
Development Plan, and to investiqate and make findings and recommendations in connection
. i _ thereyyith; and
~~ •i WHEREAS, said Commission, after due inspection, investigation and study made by
itself and in its behalf, and after due consideration of all evidence and reports
~.~I offered at said hearing, does find and determine the following facts:
:`I : 1. I'hat subject property is comprised of eleven parcels develooed as low-density,
i single-family residential homesites.
! 2. That the surrounding land uses are low-density, single-family residential
I homesites to the north, east and west (in the County of Oranqe), and the
Sputhern California Edison and Southern Pacific Railroad easements and low-
density, residential homesites to the south.

3. That the Traffic Engineer has indicated that the present daily vehicular
tra.°fic coun~ on Brookhurst 5treet is 33,500 automobiles and orojects
42,500 automobiles per day within 10 years.
4. I'hat all lots have a depth of 115 f eet, which would be reduced to 95 f eet
after ultimate dedication of Brookhurst, and that all vehicular access to the
property is by way of an aliey to t4e rear of the parcels.
5. I'hat it is the considered ooinion of the Planning Commission, after careful
field observation, and other evidence submitted at the oublic hearing that
the proposed area development plan is deemed unnecessary due to the fact
that the Commission has recommended denial of the reclassification.
6. That seven persons apoeared reoresenting tl~irty persons present in the
Council Chamber in opposition, and that two persons appeared in favor of
subject area development olan.

IVOW~ THEREFOR~~ BE IT RESOLVED that the City Planning Commission does hereby recommend
to th e City Council of the City of Anaheim that Area Development Plan No. 91 be disapproved
on th e basis of the foregoing findings.
THE FOREGOING RESOLUTION is signed and approved by m this 13th day of June, 1968.
