WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim on
July• 15~ 1968~ at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by
law and in accordance with the piovisions of the Anaheim Municipal code, Chapter 18.64, to hear and consider evidence
for and ageir.st said proposed conditional use and to investigate and make findings and recommendations in connection
thetewith; and
WHEREAS, said Commission, after due inspection, investigation, and study mede by itself end in its behalf, and
after due consideration of all evidence and reports offered at said hearing, does find and determine the following facts:
1. That the proposed use is properly one for which a Conditional Use Permit is authorized by ~ode~
S ection 18.64.020(1-f) to wit: permit the expansion of an existing speech and language
therapy clinic on subject praperty.
2. 1'hat the n;~~;.~5ed use will not adversely affect the adjoining land uses and the growth and development of
ti~o arca in which i: ._,. ~acg;ased to be located.
3, That th~, +.;:, :~ ~d shape of the site proposed for the use is adequate to allow the full development of the
proposed use in a manner not detrimental to the particular area nor to the peace, health, safety, and general welfare of
the Citizens of tfie City ot Anaheim.
4. That the granting of the Conditional Use Peemit under the ccnditions imposed, if any, will not be detrimental
to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim.
5. That the petitioner stipulai:ed to construction of a masonry wail along the north
property line.

NOW, THEREFORE, BE IT RESOLVED that the Anahc;m City Plenning Commission does hereby grant subject
PeEition for Condittonal Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite
to the pcoposed use of the subject property in order to preserve the safety end general welfere ofthe Citizens of the
City of Aneheim:
1. That th~ owner of subject property shall deed to the City of Anaheim a strip of land
32 feet in width, from the centerline of the street along Loara Street for street widening
purposes.
, 2. That street imp'rovement plans shall be prepared and all engineering requirements oof
the City .of Anaheim along Loara.Street, such as curbs and gutters, sidewalks, street grading
and.paving, drainage facilities or other appurtenant work shall be completed as required by the
City Engineer and in accordance with standard plans and specifications on file in the:office of
the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim
shail be posted with the City to guarantee the installation of said engineering requirements.
3. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Loara Street, for street lighting purposes.
4. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ per
front foot along Loara 5treet, for tr ee plantiag purposes.
5. That the final parking pian be approved by Dev elopment Review, and concrete wheel
stops shall be provided for all parking $paces ad,~acent to property lines or public side~valks.
6. That-trash storage areas shall be.provided in accordance with approved nlans on file
wi.th the office of the Airector of Public Works.
7. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with.prior to
the time that the Building Permit is issued or within.a period of 180 days from date hereof,
whichever occurs first, or such further time as the Commission or City Council may grant.
8. That Condition Nos. 5 and 6, above mentioned, shail be complied with prior to final
building and zoning inspections.
9. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, provided, however, that a 6-foot masonry wall
shall be constructed along the north property line~ as stipulated by the petitioner.
