A RESOLUTION OF THE CITY PLANNING COD7MISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 68'69"10 gE APPROVED
WHEREAS, the City Planning Commission of the CIty of Anaheim did recelve a verifIed Petition for Reclassifica-
tionfrom ALBERT AND AMANDA SEHR, 3406 West Lincoln Avenue, Anaheim, California 92801, Owners;
DALE L. INGRAM, 103.16 Asher Street, E1 Monte, California 91733, Agent of certain real.property
situated in the City of Anaheim, County of Orange, State of California, described as The West
2 acres of that portion of the East half of the Northwest Quarter of the Northwest Quarter of
Section 14, Township 4 South, Range 11 West.in the Rancho Los Coyotes, as per map recorded in
Bocilc 51, P.age 11 of Miscellaneous Maps, in the office of the county recorder of said county.
Beginning at the Noxthwesi corner of said East half; thence East 330 feet along the North line
of said section; thence South 660 feet parallel with the West line of said East half; thence

WHEREAS, said Commission, after due inspection, investigation, end study mede by itself and in its behalf, and
after due consideretion of all evidence and reports offered at seid hearing, does find end determine the following facts:
1. That the petitioner proposes a reclassificatIon of the ebove described propedy from the R-A~ Agricultural~
Zone to the G1, General Commercial, Zone.
2. That the pr~posed reclassification is in conformance with the General Plan, and land
uses establisned in close proximity.
3. Thet the pmposed reclessifIcetion of subject property is necessary end/or desirable [or the orderly and pro-
per developnrent of the community.
4. That the proposed reclassiGcation of subject property does pmperly relate to the zones end their permitted
uses Iocally esteblished in close proximity to subject property and to the zones and their permitted uses generally esteb-
lished throughout the community.

1. That street.impro~ement plans.shall be prepared and.all engi.neering requirements of
the City.of Anaheim along Lincoln Avenue, such as curbs and gutters, sidewalks, street grading,
and paving, drainage £acilities, or other appurtenant work shall be completed as required by
the.City ~gineer and in accordance with standard.plans and specifications on file in the offic
of the City Engin.eer; and that a bon~ in an amount and form satisfactory to the City of Anaheim
shall be posted with the City to guarantee the installation of said engineering requirements.
2. That the owners of subjeet~prop~ty shall {~ay to the City of Anaheim the sum of•~$2.00
