2. That the proposed use will not adversely aff ect the adjoining land uses and .~,
the growth and development of the area in which it is proposed to be located. ~
3. That the size and shape of the site proposed for the use is adequate to allow ~
ihe full development of the.proposed use in a mannPx not detrimental to the particular ~~
area nor to the peace, health, saf ety and general welfare of the Citizens of the ~ity 9
of Anaheim.

4. That the granting of the Conditi.onal Use Permit under the conditions imposed,
if any, wil~ not be detrimental to the peace, health, safety and general welfare of the r~
Citizens of ;.he City of Anaheim. ^
5. That the petitioner had indicated that although the required number of parking 'i
spaces is 40%.,more than•proposed, off-site.parking for overflow crowds occurring about
once a year ti~we been arranged with the property owners to the west of subject property;
furthermore, when large events are held parking attendants park the cars, thereby utilizing
the.parking facility to its fuliest.~ •
6. That waiver of the required 147 parking spaces to permit 89 parking spaces is
hereby granted under the authority of Section 16,64.070, on the basis that the parking ~
pr.oposed is-adequate to handle regular.meetings, and the petitioner stated that when °~
large events are held paTking attendants handle all parking, and that arrangements had ?'
been made to utilize the parking area on the property to the west of subject property. ~

PeCltion fot Condittonel Use Permit, upon the followIng condittons which ere hereby found to be a necesaery prerequlaite
to the proposed use of the subject propedy in order to preserve the sefcty and generel welfere of the Citiaens of the
City oE Anaheim:
1. That the owner of subject.property shall pay to the Ci~y of Anaheim the sum of 15¢ per
front foot along Sycamore Street,for tree p.lantinq purposes.
~ 2..That trash storage areas shall be,provided in accordance with approved plans on file
with .the:.office .of the Director .of Public Works.
3. That :any.air-conditioning facilities proposed shall be properly shielded from view,
and the s.ound shall be buff ered fsom ad~acent residential homes.
4. That.parking areas shall be lighted with down~:lighting a~~maximum siz feet in height
and shali be directed away from the property lines to protect ~the residential integrity of
the area. •
5. That Condition No. 1, above mentioned, shall be complied with prior to the time that
the Building Permit is issued or within a period of 180 days from date hereof, whichever
occurs first, or such.further time.as the Commission or ~ity Council may grant.
6. That Condition Nos. 2, 3, and 4, above mentioned, shall be complied with prior to
final building.and zoning inspections. -
7. That subject property shall be developed substantially in accordance with plans and
specifications on file with the ~ity of Anaheim, marked Exhibit Nos. 1, 2, and 3.
