nvestigate and make findings and recommendations in connection
WHEREAS, seid Commisaion, after due inspection, investigetion, end study mede by itself end in its behalf, and
efter due considewtion of all evidence end reports offered at said hearing, does find and determine the following fects:
1. That the Co~i:ssioa propoaes a reclassification of the above described property
from the R-2, Multiple-Family Reaidetttial and C-2, General Commercial, Zottes to the C-0,
Co~erciel_Office, Zone.
2. That the propoeed reclasaification ia considered in conjunetion with General
Plan 9mendment No. 105.
3. That the proposed reclesslfication of subject property is necessery and/or desirable tor the orderly and pro-
per developnrent of the community.
4. That the proposed reclessificetion of subject property does properly relete to the zones and their permitted
uses locally esteblished in clase proximity to subject propedy and to the zones end their permitted uses generally esteb-
lislied throughout the community.
5. That eub3ect property ie one of 17 areas geographioal],y dispersed throughout the
community which met the criteria for potential converaion to commercial ueea ae adopted in
"A Stuc~q of the Problem of Reaidential Homea Fronting on Arterial Highways".
6• That the Center City Study by Victor Gruen Aasociatea indicated the area under
cottaideration would be appropriate for office and profeasional land use.
7• That previoua zoning actione on sub~ect propertiea were: a request for C-0 zoni.ngq
establiahment of a church~ now exiating; permit the uae of an exiating multiple-family
reaidential etructure for Sunday School clasaes, now exi.eting; two variances for the estab-
liahment of a real eatate office and a law office in existing etructurea, which are not
being exercised at thia time.

to the City Council of the City of Maheim th~t , subject petitlon for Recla~~i$c~tion be ~ppeovod ~nd, by ~o doirtg,
~haE Titlz 18-Zoning of the Anaheim Municipal Code be amended to exclude the ~bove deecribed prop~rty {rom the
R-2, Mul.tiple-Family Residential and C-2, Genera7. Commercial, Zones and to incorporate said
deecribed praperty into the C-0~ Commercial-Office, Zone upon the following conditions which
are hereb,y- fouttd to be a neceseary prerequisite to the proposed use of aub~ect property in
order to preserve the safety and general welfaz.e of the Citizens of the City of Anaheim:
1• That the ownera of subject property shall deed to the City of Anaheim a strip of
land 45 feet in width from the centerline of the atreet along Harbor Boulevard, including
a 25-foot radius corner return at ]3roadway, for street widening purpoaea.
2. That the ownera of aubject property ahall deed to the City of Anaheim a 15-foot
radiua corner return at the interaection of Broadway and C;tron Street, for atreet widening
purpoaea.
~ 3. That the ownera of subject pronerty ahall deed to the City of Anaheim a atrip of
~ land 6 feet in,width alottg the north property line for alley widening purpoaea, This condi-
~ tion ahall not~apply to those parcels which have provided the necessary dedication for a
' ; 20-foot al] ey.
:; 4. That the vehicular accesa righta to Broedway shall be dedicated to the ~ity of
, Anaheim.

< 9. That parking areae shall be lighted with down-lighting a maximum 6-feet in height
:;~ and ~hall be directed away from the property linea to protect the reaidential inte

_ 10. That all accesa points ahall be in accordance with Area Development Plan No. 11.
11. That any atructures which are proposed for conversion from residential to commercial
• uaes shall be brought up to the minimum standarda of the Uniform Building, Plumbing, and

12. That Condition Noe. 7, 8, 9, 10, and 11, above mentioned, shall be complied with
prior to £inal builcLi.ng and zoning inspections.
13. That ordinaricea reolassifying aub~ect property shall be adopted as and when each
parcel is ready to comply with conditions pertaining to auch parcel; provided, however, that
~^ the word "parcel° shall mean presently existing parcels of record and any parcel or parcels
~ approved 'oy the City Council for lot split,
