WHEREAS, the City Planning Comrt,ission did hold a public hearing at the City Hall in the City of Aneheim on
J~Y z9, 1968 at 2:00 o'clock P.M. notice of saiu public hearing having been duly given es required by
law and in accordence with the provisions of the Ana}~eim Municipei Code, Chepter 18.72, to hear and consider evidence
for and egainst seid ptoposed reclassification end to inves4igate end make ~ndings and recommendations in connection
therewith; end
WHEREAS, seid Commission, efter due inspection, investigetion, end study made by itself and in its behelf, end ~
efter due consideration of all evidence end reports ofEered at seid hearing, does find and determine the following fects:
1. That the petitioner proposes e reclassification of the above described property from the R-A~ Agricultural~
Zone to the C-1, General Co~ercial, Zone for Parcel "A" and R-2-5000, One-Family, Zone for
Parcel "B~~.
2. That the General Plan depicta low-denait residential uses for thia
which the propoeed reclasaification petition ia located; however, the recent multiplefamily ~
analyeis indicatea this general area would be auitable for medium reaidential denaitiea. '
3. That because of the depth of the proposed C-1 uae ad~acent to the exiating aingle- ~
family homes to the eaet of aub3ect property, the Commisaion determined that a buffer of ~
100 feet ahould be developed with commercial office uaea; therefore, the recoamiendat3.^~
would be mado that the easterly 100 feet of Parcel "A~' be reclaeaified to the C-0, C;;~.r:.ercial-
Office, Zone.• ~
4• That the proposed reclessification of subject propedy is necessery and/or desireble for the orderly and pro- ,~
per developnrent of the community. ~

fication be approved, and by so doittg, that Title 18-Zoning of the Anaheim Municipal Coda
be amettded to exclude the above deacribed property from the R-A, Agricultura7., Zone and to
incorporate said deacribed property into the C-1, General Coa~ercial, Zone for Parcel "A~~;
