WHEREAS, the Ciry Plenning Commissioa did hold e public hearing at the City Hall in the City of Aneheim on
August 12, 1968~ at 2:00 o'clock P.M..notice of said public hearing having been duly given as required by
lew and in accordence with the provisions of the Aneheim Municipal Code, Chepter 18.72, to hear end consider evidence
for and egeinst seid ptoposed reclessification and to investigate and meke findings and recommendetions in connecUon
therewith; end,.
WHEREAS, seid. Commission, after due inspection, investigetlon, and'study: mede by itself and in its behelf, end
efter due consideration of all evidmce and repods offered at said hearing,, does find and determine the following fecta:
1. That the petitioner proposes a reclessificetion of the above described property from the R-A, Agricultural~
Zone to the G1, General Commercial, Zone.
2. That the praposed reciassification is in conformance with~ the General Plan and
surrounding land uses.
~ 3. That the proposed reclesaification of ~subject propecty is necesaery end/or desiceble tor the orderly and pro-
per developncent of the community.
4. ~Thet°the pioposed reclesaification of subject propedy does properly relete to the zones and theirpermitted
uses locelly eateblished in close proximity to subJect property and to the zonea and their permitted uses generelly.estab-
lished throughouf the communily.
5.;That although,the petitioner.:oiiginal_ly requested C-3 Zoning, the Commission wes of
the opinion that such a heavy commercial zoning, if not deve?oped with the uses proposed
could have a deleterious affect on the'adjoining land uses due to noise, odors, hours of
operation, etc, as a result of some of the permitted uses that zone would allow.
6. That the proposed reclassification of subject property does not r equire dedication
but does require improvement of abutting st~eets in accordance with the Circulation Element
of the General Plan, due to the.anticipated increase in traffic which will be generated by
' the intensificatiun.of,land use.
7: That thr ee persons appeared, and a petition signed by 201 residents.of the mobile
home park to the west of subject property.was received, all in opposition.

Commercial, Zone, upon,the.f.ollowing conditions which are hereby found to be a necessar
requisite to the proposed use of subject property in order to preserve the safety and
welfare of the citizens of the City of Anaheim. y Pr~
1. That street improvement plans shall be prep ared.and all engineering requirements of the
Cit~.of Anaheim along Beach Boulevard, such as curbs.a~d gutters, sidewalks, street grading and
paving,~drainage facilities, or other.:appurtenant work shall be completed as required by the
City.Engineer and in accordance_with standard plans and specifications on file in the office of
the City Engineer; and.that a bonci in an amount and form satisfactory to the City of.Anzheim
shall be posted with the City. to guarantee the installation of said engineering requirements.
2, That the owners.of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Beach Boulevard, for street li htin
3. That the owners of subject.property shall a togtherCitesof Anaheim the sum of 15
front foot along Beach Boulevard, for tree planting purposes. y
4. That trash storage areas shail be provided in accordance.with approved plans on fileper
with the.office of the Director of Public Works.
5. That fire hydrants sha:l be installed as re uired and determined to be necessar b

6. That any air-conditioning facilities proposed shall be properly shielded from view, and
the sound shall be buffered from adjacent residential homes.
~• That parking areas shall be lighted with down-lighting a maximum 6-feet in height and
shall be directed away from the property lines to protect the residential integrity of the area. '
8. 1'hat a 6-foot masonry wall shall be constructed along the westerly 118 f eet of the
north property line. I
9. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a ~
w of 180 days from the date hereof, or such further time as the City Council may grant~
10. That Condition Nos. 4, 5, 6, 7, 8 P~iod ~
