1. That the petitioner propamea a nclu~lficatioa ot th~ ~bove dwcribed property (ro~ ~ye R-1, On e
Family Residential, Zone to the C-1, General Commercial, Zone.
2o That the.scope of the proposed reclassification, if appr.oved, does not warrant
an.amendment to the General P.lan at the present time; however, its relationship to
the•General Plan symbol wili be considered at the next annual reviaw.
3. That no land use change has taken place to warrant favo.rable consideration of
subject petition permitting commercial zoning.
4. That subject properties and other lots in this same tract are essential.ly
residential in cha*acter and should remain so.
5. That reclassification of subject property for commercial uses would ~~av= a
deleterious affect on the residential integrity of the area and would precipitate further
requests for strip commercial development along Lincoln P.venue and Sunkist Street.
6. That the general commercial zoning approved for the northeast corner of Lincoln
Avenue and Sunkist 5treet, easterly of subject property, was approved on the basis that
a service station.would be suitable at this location because of its close proximity to
the.proposed Orange Freeway, and being at the terminus of the off-ramp of said freeway.
However, the same reasoning would not be applicable to subject property because it is
surrounded on two sides with high quality residential homes.
7. That the recently edopted Front-On study indicates that properties in tiiis
general area, abutting Lincoln Avenue and Sunkist Street, should be retained for resi-
dential purposes.
_8. That two persons appeared, representing seven persons present in the Council
Chamber, in opposition, and that one person appeared in favor o: sub~ect petition.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City.Planning Commission does hereby recommend
to the CIty Council of the City of Aneheim that subject Petition for Reclassification be denied on the besis of the
' aforemenGoned findings.
THE FOREGOING RESOLUTION is signed and approved by me this 22nd day of August~ 1968,
