Family Residential, Zone, upon the following conditions which are hereby .found to be a necessax}~
prerequisite to the proposed use of subject property in order to preserve the safety and ~
general welfare of the Citizens of ~he City of Anaheim.
1. That the owner of subject property shall deed to the City of Anaheim a strip of land '
19 feet in width, being the souiherly 19 feet of the northerly 20 feet, for alley purposes. '
2. I'hat a predetermined price for the northerly one foot of sub~ect property shall be
calculated and an agreement for dedication entered into between the property owner and the
City of Anaheim. The cost of said one foot strip shall.include land and a proportionate
share of the alley improvemei~ats.
3. That alley improvement plans shall be prepared and all engineesing requirements of the ~
City,of Anaheim for the alley, such as gutters, grading, headers, paving, or other appurtenan~ (
'~ ~ •work shall be completed as required by the City Engineer and in accordance with standard plans~
~~•'! ~` and specif ications .on file in the .office of the City Engineer; and that a• bond in an amount ~
~ ~' and f.orm satisfactory to the City of Anaheim shall be posted with the City to guarantee the
installation of said engineering requir ~nents.
'° ;i 4. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00 per;
front foot along.Magnolia Avenue, for street lighting purpos es.
5. That the owner of subject property shall.pay to the City of Maheim the sum of 15¢ per
front foot along Magnolia Avenue, for tree planting purposes.
'~ 6. That the own~ of subject property shall pay to the City of Anaheim the sum of $25.00
1' per dwelling unit, to be used for park and r ecreation purpos es, said amount to be paid at the ;
time the Building Permit is issued.
7. That Condition Nos. 1, 2, 3, 4, and 5, above mentioned, shall be complied with within a ~
period of 180 days from the date hereof, oi'such fur,ther time as the City Council may grant. ~
