WHER~AS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
November 18~ 1968~ at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by
law and in accotdance with the provisions of the Anaheim Munic?pal code, Chepter 18,64, to hear and consider evidence
for and egair.st said proposed conditional use and ta investigate and make findings end recommendations in conneckion
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf, and
after due consideration of all evidence and reports offered at said hearing, does find and detennine the following facts:
1• That the pmposed use is properly one for which s Conditional Use Permit is authorized by Code
Section 18,64.020(1-f) to wit: establish a private educational institution for pre-
school and kindergarten children on subject property.
2. That the proposed use will not adversely affect the adjoining land uses and the growth and development of
the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to alloK~ the full development of the
proposed use in a manner not detrimental to the perticuler area nor to the peace, health, safety, and general welfare of
the Citizens of the City of Anaheim.
4. That the grenting of the Conditionel Use Permit under the conditions imposed, if any, will not be detrimental
to the peace, health, safety, and general welfare of the Citizens of the City of Maheim.
5. That the petitioner stipulated to construction of a 6-foot masonry wall along the

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Plenning CommIasion does hereby grant subject
Petttion for Conditionel Uae Permit, upon the following conditlons which ere hereby found io be a necessary prerequislte
to the propoaed uae of the aubject property In order to preserve the sefety end gerteral welfare oE the Citizens of the
City of An~heim:
1. That a Parcel Map to record the appxoved division of subjec~t property be submitted
.~a the City of Anaheim for aporoval and then be recorded in the office of the Orange County
Recorder.
2. That trash storagP areas shall be provided in accordance with approve~ pians on file
with the office of the Director of Fublic Works.
3. That a 6~foot masonry wall shall be constructed along the west and north prop~rty
lines, of both sub~ect and the "not a part" parcel, as stipulated to by the petitioner.
4. That any air-conditioning facilities proposed shali be properly shielded from view,
and the sound shall be buff ered from adjacent residential homes.
5. That ~ondition Nos. 1, 2, 3y and 4, above mentioned, shall be corplied with prior
to final building and zoning inspections.
6. That subject property shall be developed substantially in accordance with plans and
specific3tions on f ile with the City of Maheim9 marked Exhibit Nos> 1 and 2, provided, how-
ever, that the structure and play area are reversed placing_the piay area southpsly ef the
proposed structure9 as stipulated to by the petitioner.
