WHEREAS, the City Planning CommIssion of the City of Anaheim did receive e versfied petition for Recleasifica-

Greenwich Street, Anaheim, California 92804~~Agent of certain real property situated in the
City of Anaheim, County of Orange, State of California, described as the North 449.00 feet of
Lot 8 of Townsend's Subdivision, as per map recorded in Book 5 Page 40 of Miscellaneous Maps,
in the office of the County Recorder of said County. Except that portion thereof lying westerly
~ of ~he East line of the West 1.999 acres of said Lot 8, measured from the centerline of the
road adjoining said lot on the south. Said land is included within the area shown on a map
filed in the orfice of the County Recorder of said Orange County, in Book 7 Page 41 of Record of
Surveys. EXCEPTING THEREFROM the Southerly 284 f eet of the Easterly 262 feet.

WHEREAS, the City Plenning Commission did hold e pubiic hearinQ et the City Hall in the City of Anaheim on
NovembeT 18~ 1968~ at 2:00 o'clock P.M. notice of seid public hearing heving been duly given es tequired by
law end in accordance with the provisions of the Anaheim Municipel Code, Chapter 18.72, to hear and consider evidence
for ond ageinst eaid pioposed reclassificetion end to investigete and meke findings and recommendetions in connection
therewith; and
WHEREAS, said Commission, aEter due inspection, investigation, end study mede by itself end in its behelf, and
after due consideration of all evidmce and reporta offe:ed et seid hearing, does find end determine the fo.llowing fects:
1. Thet the petItioner proposes a:eclassiEication of the above described property from the R-A, Agricultural,
Zone, to the R-1, One-Family Residential, Zone.
2. That the proposed reclassification is in conformance with the General Plan and
the land uses established in the area.
3. That the proposed reclassificetion of subject property is necessery end/or desireble for the orderly end pco-
per development of the community.
4. That the pcoposed ceclassificstion of subject property does properly reletr to the zones and their permitted
uses locally estnbliahed in cloae proximity to subject property and to the zones end their permitted uses generally esteb-
iished throughout the crommunity.
5. I'hat the proposed reclassification of subject property requires the dedication and
improvement of abutting and proposed streets in accordance with the Circulation Element or
the General Plan, due to the anticipated increase in traffic which will be generated by the
intensification of land use.

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim Ctty Plenning Commission does hereby recommend
to the City Council of the City of Anaheim thet subject Petition for Reclessificetion be appmved end, by so doing,
that Title 1&Zoning of the Anaheim Municlpel Code be emended to exclude the above described property from the
• R-A, Agricultural, Zone and to incorporate said described property into the R-1, One Family
gesidential, Zone, upon the following conditions which are hereby found to be a necessary pr r
requisite to the proposed use of subject property in order to preserve the safety and general
welfare of the Citizens of the City of Anaheim.
1. That a Final Tract Map of subject property be approved by ±he City Council and
recorded in the office of the Orange County Recorder.
